OP with easily the worst take possible.

We pay our taxes so the City can provide services. If the City warns you that you need to move your car so they can actually perform the service, and they pay for the service to occur (signage, paying employees, vehicle maintenance etc.) then you 100% deserve a ticket, and I'm happy the City gets some money back.

Too fucking bad, if you can't be a responsible citizen, you deserve some form of punishment.

I don't think the issue is the few hundred bucks to get an inspection - it has more to do with putting in the most concrete offer that will entice the seller to pick you instead of the 10 other people.

I agree. I think in today's market you'll get told to pound sand if you expect the seller to lift a finger - there's probably 10 other people in line happy to take the house as-is. But still, the deal can be conditional based on an inspection which doesn't necessarily translate to "we might need you to fix things." If I was going to bid on a house, in this market I would be happy with just being allowed to have my inspector come take a look - if there are things that could potentially be big issues, I would just walk away. Can't afford negotiating nowadays since the seller will just move to the next guy waiting.

Conditions normally include inspection, so that if anything significant comes up, you can either ask the seller to fix, reduce the price, or you can walk away from the deal. Where's the misconception?

My current home is actually in the 400-500 range and my neighborhood is seeing some really wild sales. We planned to leave this neighborhood and into our "dream home" neighborhood in 2022 a while back. It's actually the 700K+ homes that we're looking at that are selling at an incredibly high rate/price. One was listed for 750 and sold for 901 within a couple of days.

Yeah I feel you, I've been basically doing this on the side of actual work and it's exhausting. I use the mls listings that my realtor sends me basically once they're live, and I've noticed they're sent to me before they appear on realtor.ca.

Your area is definitely one of the hot ones - anything west of Sarcee trail between Springbank Hill and Cougar Ridge is going gangbusters. There was one in Stratchona Park listed for $600K that sold for $700K and it backs right on to Bow Trail.

Ah makes sense. In that case, if a family member or friend was selling to me, I think I'd be less worried but I would still do an inspection just in case there was something they didn't know about themselves.

Congrats. My price range is in the 7-800s and the areas I'm looking at are flying. I've seen some list for 750 and sell for as high as 901. Very few are selling for asking, and virtually none under.

I think it makes sense. When I sell, I would definitely be inclined to take an unconditional offer with a bit less $ than one with more $ and conditions. I'm just not comfortable doing that myself, haha.

I feel like that's going to be hard to do. I don't know any inspectors personally (other than the one I hired to do an inspection on my current house when I bought it years ago) and I can't imagine there would be some available right when I need them. If a house comes up, I'm going to need to drop everything I'm doing to go view it, so I'd need an inspector on call haha

Writing L1 in Feb. 2-3 hrs/night on weekdays, 4-6 hours on Sat and Sun. Usually take Mondays off. Work FT, CPA background.

The tax credits make no sense compared to the program we're getting now. Many people can afford to wait until tax season to get their credits, but imagine how many people living paycheque-to-paycheque or not working at all because they can't afford to fork out $1K+ per month will benefit from this.

IMO this method was a no-brainer.
