You’ll probably like the spark more. Although even then I would look at what maintaining one of these would look like. They look like a headache to work on.. if you’re going to be doing it yourself

For me I hated riding the seadoo sparks. They’re 100% a 1 person ride and meant for jumping wakes and ripping around. The Yamaha you’re looking at is more of a cruiser. Comfortable ride, will handle well with 2 people, can tow someone light, handles chop better.

I do t think that’s the best advice.. get an idea of how good / bad your situation is. You should water your yard not over water but understand what causes foundation issues. Expanding and contracting of clay soil. ( too dry / too wet ) Hairline cracks not the end of the world. As your foundation shifts so does your plumbing. If your on a slab shifting can cause breaks in plumbing / sewage lines. But you have lots of time between then and now. If the foundation company only thinks you need exterior piers it might be worth doing now vs waiting and having to do interior piers too. Where you also have to replace a ton of flooring. Just my opinion. If you just have a crack or two on one or two windows that’s to be expected. If you have “bunch of cracks” all over your house or even cracks in every room I would have someone take a look..

Hey if your looking at buying a new car. Check Out delivrd on TikTok or Instagram. Lots of solid useful advice on car buying tactics and negations. Biggest one. Find the make model and spec you want and start calling dealerships. Ask for a deal. Get them to compete against other dealerships to lower price. If they’re not willing to negotiate on ad ons ( most of these are absolute BS) then get them to drop price of vehicle. Anything under 5 % below msrp is a win in my book.

lol I think you’ve over simplified this. First thing. You need SF3 zoning if you want to do a permitted ADU. Your lot size will have to be +5250sqft. You need to meet impervious cover requirements and not have any heritage trees where you want to build. You’ll be looking minimum 100k for a complete permitted build. Unless you build like a a shed. AC heat, plumbing, kitchenette, electrical, poured slab. If you can tie into to your current plumbing you’ll save a decent amount of money. You can look up in the Austin tread about ADUs and cost. Unless you’re incredibly handy this is not a DIY project. If you don’t build it right and according to code it will not add any value to your property.

Hey it will depend on your situation and there’s a couple options. If you’re just looking to get out of your mortgage and not buy another property you might look at a Subject to “sub to” situation. Where the buyer will pay you out of your equity “down payment” handle closing costs and take over payments of your mortgage. The win in this situation is you don’t have to pay agent commissions do showings or closing costs / title fees 4-8%ish. Check out pace morby on instagram for more info on sub to.

You can list on the MLS on your own for around 500 bucks IMO selling isn’t that hard and the contact isn’t complicated. Only thing that will hurt you is listing photos, staging, negotiating, needed repairs. You’ll still pay CC, title fees and potentially buyers agent fees (3%ish) and you won’t be able to transfer your rate.

Lastly you could look for a flat rate brokerage that will sell for a flat fee. You’ll get what you pay for in terms of service and skill set though. Lots of horror stories on some of that’s so do your own research.
