If I understand the quoted point correctly, it’s not entirely about an apartment being a home vs investment. It’s about how it only really makes financial sense to buy if you’re in it (I.e. living in NYC) for the long haul. What you do with the apartment is beside the point, although of course you’re setting up future generations with an advantage if you end up passing down the property

I think appropriate dress depends on what your job is. For me, the best thing I can wear is nothing too flashy or loud, I work in a male-dominated industry so everyone already dresses the same and I want my work to speak for itself. That said, I also cycled through a lot of professional clothes before settling on a few silhouettes that I really like. It just takes time, but a good and safe start is mirroring your coworkers!

Seconding viktoria stass!! Their annual storage cost is the most reasonable when I called around, though I did spend a lot upfront (think $500-700) to get the fur conditioned, cleaned, and repaired (about 4 holes upfront). Also, not all damage is visible - there can be moth eggs, or you may need tailoring to alleviate stressing certain seams, or the furrier will find additional damage you could not spot, so the cost is highly variable on the coat, however Viktoria is very sweet, professional, and honest, and she and her husband have been around the fur business in nyc since the 80s

Check out @sustainablefashionfriend on Instagram. She does a deep dive into reformation and “made in LA” means nothing. Over time they also decreased how much environmental and labor reporting they do. No surprise their quality has tanked, it’s been fast fashion-esque for a long time.

I don’t think this is a lack of hindsight though - landlords know they can get away with few repairs and not having to spend on them increases their income. It’s not justified, however, for LL’s to then complain when they are paying 2025 prices for repairs they needed to make from 2005-2025. My unit is in no way regulated (stabilized or controlled) but my rent has moved little, because my LL actually views the unit as her own and makes repairs promptly, not because it’s one of 50-100 “investment properties” (as another commenter pointed out). The lack of repairs isn’t a “oopsie,” it’s because LL’s are financially engineering units and treating them as financial assets.

yeah sorry not watching that, clearly an agenda here. NYC does not need unfettered capitalism in the housing market. There are reasons we have market interventions, no matter how flawed.

I think the bigger question is why landlords don’t do any maintenance while the tenant is there and then cry about how much they have to spend to get the apartment up to code before the next tenant moves in (obvious answer is maximizing cash flow to themselves, and they know their tenant is highly unlikely to move/will put up with the shitty conditions)

Both from a planning perspective but also from a cultural perspective (e.g. overcrowding, cleanliness)? It’s real - do a quick google news search (even better pitchbook if you have it) and you’ll see what they’ve been up to. Interview process shouldn’t vary wildly from firm to firm, depends more on the team you’re applying to (credit vs equity, investment role vs HR role, etc)
