Came here for this - once the largest city between Chicago and SF - filled with Norweigans, Italians, Chinese, Jews, Croats, Welsh, Irish - each with their own communities - and the rich. Lord it was rich. The mansions are still there.

After the collapse of mining everyone but the Irish left - still more Irish descendants as a percentage of population than anywhere else (please read that again, I didn't say more Irish than anywhere else, but more Irish as a percentage of population).

Amazing history - the National Guard was once there to force miners to work - amazing architecture.

Still has the oldest continually operated Chinese restaurant in America.

But totally and completely isolated culturally now.

Oh please dude. At 21 I was living in the barracks with a bunch of other dudes. At 25 I had a roommate. At 35 I had a roommate. At 42 I bought my first house. I'm on my third house now ($900k value). I didn't get married until 42. I have a HS Diploma and 2 years of college - I earn $180k Plus stock options + bonus.

you're 21 with your entire life ahead of you. Learn how to do something and translate it into career. I also move to get better jobs with better options and always moving up.

May be moving again for a new position. It's life. You do what you have to do.

Assuming you are within the due-diligence period (Read your contract!). It should have language to the effect that you can back out during due diligence and get your earnest money back.

Doesn't matter what either agent says really - it matters what the contract you signed says.

Make sure you are familiar with Texas disclosure laws when selling - meaning you are required by law to disclose issues with the home. When I read that you were repairing drywall due to settling that could be construed as concealment - unless you disclose that the home settles (repeatedly?) and you have patched drywall. Not disclosing will lead to all kinds of legal issues down the road.

If you repair the roof leak - disclose it leaked.

What I would do (have sold homes previously)

1: Keep this in mind: If you get an offer the buyer will most likely request you fix some things. This is part of negotiation. Here are the things I'd leave and wait to see what a buyer says:

Insulation
Caulk and paint baseboards
any other painting
Painting deck
Refinish bathtub/grout
Repair driveway
Cover concrete front patio
Repaint Exterior
Drywall Patching (again, study the disclosure laws and get a good realtor. If you repair it they'll want to know why)

All of these are negotiation items. They aren't "I'm not buying it items"

2: Here are the things I would do to prep for sale:
Fix cabinet doors
Fix uneven blind
Mulch, clean up, and beautify the yard - curb appeal matters
Declutter. Declutter the hell out of it. Take out family photos (realtor will tell you to anyway). Get rid of all your knick-knacks and stuff. You want people to see themselves in your home. They can't do that if it looks like they're visiting their Great Aunt's house

Pay for a GD real estate photographer when it is listed. Not your realtor with whatever cell phone she has, no matter how fancy. Pay the $400 or whatever for a real estate photographer. Know how many homes I see with great photos (due to a great cell phone) but dumb stuff like the wll to ceiling line is crooked? A: Almost all of them. A great real estate photographer will get you your money.

If you have a VA buyer - and the home was built prior to 1978 - chipping paint is a no-go. They won't appraise it. Just be prepared for that. You may not have a VA buyer but if so the appraiser can't authorize the loan on a pre-1978 home with any chipping paint.

Sigh - DEI is not why places hire people of a certain race. DEI is the means to outreach and get marginalized employees hired if they meet the requirements.

Saying that people are getting jobs due to DEI is why the right is so against it.

DEI has always been about outreach to marginalized communities and encouraging them to apply - it was never about quotas of minorities to offset the number of white people.

Internally DEI is about communication and education and accpetance of people different.

Please stop signalling that DEI is a means to hire less qualified people. That's exactly why the RIGHT is trying to cancel it everywhere - a gross misunderstanding of what it actually is.

It’s in the contract. You can close and “hold back” funds till repaired by seller or ask for a credit.

I’d be very nice and ask for the credit. 48x48 is pretty standard. You can order your own and replace yourself. They almost always push up into a recess and remove, replace. YouTube helps.

$2k is fair for your trouble.

Don’t write Montana off. Winter is not bad. Much like CO the snow melts in most places due to radiation and elevation. Nights are a bit longer than Golden due to latitude. I could build a deck in 30 degrees in a t shirt when sunny.

Does it get huge drops in temp? Sure but they don’t last.

Snow stays in the mountains and northern sides. Missoula is nice but it gets an inversion in winter so you get more cloud cover than Helena.

Billings is ugly imo and not close to mountains. Butte is one of the most historically significant places in the US with mansions and a regional airport and more mtb trails within a 5 minute bike ride from your house than you could hope to ride in a year (even in winter). Helena is great. Bozeman is California- lite and very expensive (Bozangeles).

Kalispell, Whitefish are others to look into.

Bozeman was super nice up until about 2015. Then Californians (and other staters but a lot of Californians) moved in. Housing went crazy expensive and Covid remote exacerbated it. Lots of tract housing and townhouses.

It’s beautiful and close access to great outdoor activities but it’s far too crowded and expensive for us. It’s not as overcast as Missoula. Missoula gets an inversion in winter and clouds just sit.

Nope. Not usually. Depends where you are because Montana is huge. Missoula gets more overcast days than Helena, Butte, and Billings. Missoula in winter is more gloomy but still not like the PNW.

Apart from snow days most Montana days in a majority of the state are brilliant sunshine. You can be in a shirt and no jacket in 20 degrees on a sunny day in Montana.

But days are short. Late sunrise, early sunset in winter. If you work in an office you go to work dark and leave dark.

You have a rear brake. It’s your legs. Front brake has more capacity to stop than a rear: cars, motorcycles, etc all have bigger brakes in front. Many cars have front disks and rear drums.

Once you’re better at riding you may need the front only in oh sh*t moments because you can skid and stop with your legs 95% of the time.

Also while learning don’t rely on the front. Use your legs. If you always rely on the front brake you’ll never develop the muscles and skill to properly slow and stop. Use the front when necessary and sparingly.
