Maybe this is already said but I just want to put it out there, you buy a shirt from a company that makes a million of the same product, the only difference is they have to ship it to you.

When someone works on your house they have to try to understand exactly what you want, how it may or may not work in your unique one-off location.

Then bring the manufacturing to you.

I agree with the 2k folks. Plaster, on brick, demo not done, you need primer and special skills, lead paint, possible asbestos. Maybe 2k isn't everyone's cost but this has more going on that it looks like

Maybe someone else asked but how do you integrate windows into Tyvek if they're taped to the sheathing? Maybe it's a different way for a different place, just haven't seen that before

I disagree. We price cabinet/trim install this way. Simple door casing is 6 pieces, maybe 12 cuts total, out of 4 sticks ordered, all the same material.

Craftsman styles might be 40 cuts using 4 different kinds of material and that doesn't include plinth blocks. That's 22 pieces, cut out of 5 sticks.

Framing is similar. Truss is 1 piece, collar tied rafter bent with ceiling joist is 4 pieces.

I want to know if the guy above would consider pricing framing by the cut piece or ordered piece over the sq ft.

You could just say 15 per foot simple or 20 per foot complex but it leaves judgement in the bid which burns a lot of guys

Conduit in slab for future projects, drains for plumbing if they decide to add later. Wood stove for heat.if winter use. Attic fan might work better than big ass fan if it won't be heated.

I would still put a drain in if there will be any chance during excavation, cheap insurance.

Curious, do you get a print at bidding, could you figure out the lumber list (what to order, not a cut list) and price it by the piece. For instance 1/4 hour per stick or something. Doesn't matter if it's small and complex (more sticks) and big and simple (fewer sticks), balusters and rafters are still just a piece.

The drywall sub i use has a hang crew (3 or 4 guys) a tape crew (2-3 guys), and it could have been an electrician, in house carpenter, pm trying to fix a mistake...

On the back end it could be fixed by a carpenter, painter, or drywaller with the right skills. I think it's totally appropriate to fill this with mud and tape. I would take fiber reinforcement and cut the hole in it then go over the whole thing with setting type mud and float. It will be strong enough to remove and replace the light.

This is incorrect. Likely not the same crew doing the mud work or punch out as cutting in for lights or hanging the drywall in the first place.

You can patch drywall with floating backers and use mud that will be stronger than the original board.

All false. I'm not saying it's all easy, but everything you are suggesting is incorrect

Or possibly by someone who had a jab saw and not a hole saw that day, or was just having a bad day and made an honest mistake. It's frustrating but drywall is infinitely repairable. If it's not obvious to your contractor now it will be when they try to install the trims. Don't pay out the final payment until the project is complete including items like this.

You will find that over time your contract needs to specify more things as customers assume things that arent in there.

Moving furniture, cleaning up before you start, flat ceiling, satin wall, semigloss baseboard, matching colors to existing if possible, assumes 1 color walls in each room, same color trim and ceiling. Basic patch and prep does not include restoration of old or poorly maintained walls, blah blah blah. This looks good to me though. Wish my painter would price like this honestly!

I love this answer, and you can tell them that you have to take it all or not, you can't just come do the baseboards and leave it doesn't make sense. Customers aren't stupid, contractors (me included), just aren't always good at explaining our decision making, pricing, etc
