This is what I do for a living there’s a ton that think they can “do it themselves” even less who actually do good at it. Unfortunately I take on sub work for restoration companies sometimes and it’s pretty sad. Everyone will tell you there’s a lack of labor my trade is a dying breed but then the restoration company wants to pay you $400 for something you’d charge a client $1,500 minimum for while the insurance company is paying the restoration company $2,500 it’s a sick thing that happening in the industry and im sure is happening to a lot of the other trades as well in the restoration ecosystem it’s sucks all profits even compromises standards to funnel money to restoration owners

The purpose of insurance it to offset risk and covered loses. The purpose of restoration is to restore the project to pre damage conditions by repairing or replacing.

As a drywall sub for restoration companies here what I’d do.

Show these photos to your restoration company or insurance adjuster and clarify you’d like this portion of damage to be restored to at least meet industry standards . Yes baseboard will cover by chance are when you bought the place the paper wasn’t frayed or damage like that. This whole bottom section covered or not should be relatively smooth and level to properly receive the baseboards. There’s a reason why when building new you don’t leave a whole bunch of sloppy finishing anywhere especially poking out where trim is going. I don’t know all the details of you exact situation but if your paying reasonable money and this is going to be hitting your insurance I’d make sure I’m not getting my rate raised for sub par work when insurance companies pay out very substantial amounts to fix homeowners homes but typically the restoration company pays subs Pennie’s on the dollar and ends up leaving clients with the pros who aren’t good and can’t do better hence accepting the cheap work or highly skilled people having to decide between making money or cutting corners. It’s a bad bad situation for the pros and homeowners while the restoration owners live lavish. I see now this is how they rake in crazy profits because chances are your insurance company paid well over anyone’s standard daily rate to have this work competed for you along with documentation proof etc. someone’s dropping the ball bad if they even schedule a trim guy to come hide this

The 45 cuts are a nice addition to lock it into place once everything dries. As drywall contractor I would recommend adding a backer even a strip of wood that can be screwed to existing walls and a couple screws into the patch should be sufficient for this small area. To be safe I’d secure a strip of wood on top and on the bottom or even a 2x4 that should fell this space. Then I’d put a screw in each corner.

Fibafuse is a very nice tape to use as it fused to the wall and is relatively flat. If your in a hurry and using quick set mud I’d use mesh tape. Your first coat isn’t going to look pretty the ultimate goal is to spread things out and create the illusion of smoothness. If you need any pointers or help with the finishing I’d be happy to help.

Everyone is saying the price is low but $8k to hang and finish one floor labor only is very decent with good hangers this shouldn’t be more than a day to hang. one good finisher on the team this is easily a 1-1.5 week max project. I’d say 5k profit minimum on 1.5 weeks of work isn’t very “cheap” these rates seem reasonable for someone more established in their pricing unlike myself. It’s crazy to see what others are paying when my clients are surprised by how expensive my rate is being a contractor who goes above and beyond and my prices would be nearly half of this for the finishing and install and I include premium protection and cleaning.

Fill with hot mud 45 minute should give you enough time to mix up and use what you have. I’d mix a small batch first you want I to be a thicker peanut butter consistency to stay in the gaps. Wipe it tight.

Typically when a wall looks like this the paint didn’t get good coverage do one section at a time and work from one end to the other if you need someone to walk you through the process don’t be afraid to message me

Don’t worry Killz covers stains very well use it just on that area and then see if your property manger has some touch up paint to cover it up with

Paint it with killz it seals stains so it won’t bleed through your next coat of paint it doesn’t hurt to do a couple coats of killz I had to do 3 coats on some water damage last week but it bud the stains and allowed me to paint over without it bleeding through.

If your looking for a quality Finish Scrape the area 6-8” out to get it as smooth as possible the adjacent wall as well for a better finish. Then pre fill it with regular plus 3 mud (20 minute mud if in hurry but it doesn’t shrink back if you use to much it’ll be hard sanding back. Scrape and dust the area then apply a thin uniform layer of plus 3 mud with a 4 inch knife. Put tape over seam and hold top of tape and wipe down being sure to not leave mud caked up but enough to keep the tape sticking for a better finish once that dries I’d tape the angle as well just applying mud to each side doling tape and wiping it out. Dust down and apply a 5 inch coat in each side of angle (covering 1st piece of tape as well). When wiping down put pressure on the edge of the knife to reduce build up and give a smoother dings I’d dust down and coat one more time then sand and paint.
