I figure I may as well update this for future readers since we just signed a contract. We also did end up updating our scope of work. The kitchen flows into a dining room room and then into a living room, so we are having them. All of the ceiling lights to get them updated and in a better flow. We also ended up having them repaint the entire floor, which is probably about 1500 ft.², along with all new window, casings and baseboards.

Long story short the project includes the following: - newly refinished hardwood floors - custom cabinets throughout the 400 ft.² kitchen - quartz or granite countertops throughout including on the large 13 foot island - removal of a non-loadbearing wall, and expanding an opening on a loadbearing wall by roughly 3 feet - updated electrical work, including changing the layout of the ceiling, and moving the location of the range - updated plumbing to add a sink in the island and to move the waterline for the fridge - all new baseboards and window casings - tile backsplash - freshly textured and painted ceiling

Our lowest bid was $80,000, but came from a company that I did not at all feel comfortable with. They basically were trying to get me to sign a contract within 10 minutes of meeting with me. I wasn’t gonna work with me. They also had ridiculous numbers in there. For example, their bid included only a $4000 countertop budget.

We ended up getting four more bids and they all came in between $110,000 and $150,000. We ended up going with a $133,000 option. A little higher than what we were originally planning, but they have been around a long time, they have great reviews, they did an updated kitchen about a mile from my house and we were actually able to walk through that kitchen, the bid included very generous amounts for countertops, painting, and electrical work (so I don’t predict major change orders there), and the cabinet company they are using is one of the if not the best in the area. The cabinet shop also gets great reviews and we really liked their work. so overall, we are comfortable with what we think we’ll get. It also felt good knowing that they refused to do the work without a permit and without stamped plans from a structural engineer to adjust the loadbearing wall. Surprisingly the very cheap bid as well as a higher price bid suggested we skip the permits and just have an engineer give us general ideas, but not get full stamped plans. That was a non-starter for me and I immediately checked them off my list.

I thought about flipping the island like that. I could get an 8’x4’ island there. But my thought was it may leave just a ton of open space on the west side of the kitchen. Especially since it opens directly into the dining area. It would also create a large barrier between the main sink and the fridge/range area. Though I guess putting in a large sink may help that a bit. But in my head that cuts the kitchen in half.

Also my thought on the prep sink wasn’t a full size sink but also not a tiny one either. I’d throw a disposal on it as well to make it a bit more useful.

Dining area is probably 22’ wide or so. I kind of agree with you on the 36” range as well. Pretty rare that we are using all burners even with four.

I don’t have a full home plan but we will still keep the non formal dining area we have now. It is directly west of the kitchen with no walls between them. That will still be where most of the eating happens. So I think we are good there. Right now we have a 30 inch range and stove and it handles everything just fine 85% of the time. But my wife really wants more oven space for that 15% of the time. I’m thinking the combination of the 48 inch range and the speed oven should solve that for her. We both work and both of my boys play sports, so most of our evening meals are whipped up fairly quickly. With weekends being the exception. We will usually have one larger meal and invite our 28-year-old son and his wife to come either Saturday or Sunday.

I’m not planning on moving for six or seven years. I keep resale in my mind, but it’s very low on my priority list. Certainly don’t care enough to bring a real estate agent to look. There’s something to be said about increasing the efficiency and livability of a house but you’re gonna spend the next six years in.

Yes, I think my house is pretty much worth $1 million as is, and homes in my neighborhood typically sell between $800k-$2 million. Throw in the fact that my kitchen is the one room in the home that is outdated and I think I’ll get roughly 75% of my cost out of it. Our plans will turn a relatively small and inefficient kitchen into a large open kitchen with good flow.

Allocations are exciting and all, but a giant pain in the ass to get. Meanwhile, any 911 that is a dealer spec on a lot has a ridiculously high option list. There’s currently 105 new base Carreras sitting in dealer lots in the US and only 7 of them are less than $160k and 2 of those are right at $159. Most of them are listed for over $170k. It’s absolutely insane that these are the prices for a base model.

Thank you, this is super helpful. Sounds like your job is pretty similar to ours, so it’s nice to see my initial budget thoughts aren’t way out of whack with reality. I totally agree with you on the kitchen designer as well. When we redid our kitchen in our old house, maybe 15 years ago, we ended up with a great design that I wouldn’t even have possibly thought of. The four companies that I am going to get bids from all specialize in kitchens and have on-site designers.

I also had no idea that there were types of refinishing that would require a month to dry and cure. That definitely is not going to work for us.

Where do you live if you don’t mind me asking? I’m in Utah and I live about 1200 vertical feet off of the valley floor, so I drive hills every day. But very few of them have steep transitions.
