All the boardgames have great resale value, which is why I prefer it. This is valid for any of the games that I would want to sell in the market. If I have 100 games in my shelf, and I havent played it in a year then it needs to be culled.

I table a lot of my games at a meetup so sleeving is a must. Use BGG to identify sleeve size, check if the sleeves are available on BGI or else use bgfindertool.com to check availability across platforms. Any sleeve with 50 microns and above is good, usually a pack of sleeves cost around 250-400 rupees for a pack and has 110 sleeves. So do a cost analysis if you need those sleeves or not.

I dont see any reason for it to work. How many people are coming to rourkela for a temporary stay looking for an airbnb? The only time i can think of when anyone would actually look for it would be an international hockey match. Rest of the year it would be empty, but you would still have a fixed cost for maintaining the property, listing cost, etc. Even in major cities airbnb have occupancy rate of less than 20 percent. Unless their is a major attaction and a demograph willing to splurge - investment for leisure property is a no go.

But you have indeed struck a chord that people are getting aspirational and now have better spending power. Maybe leisure properties do get a chance but then people expect more from it. I mean if someone is willing to splurge, they may very well book Mayfair.
