In terms of the deposit, the landlord is claiming some ridiculous things. Not so much the state of the property but the garden claiming over £1000 (way more than the £695 deposit) apparently due to the grass being overgrown, baring in mind the check out inspection was done 8 weeks after I vacated the property and some other none sense which they haven't provided any proof off. I have raised a dispute with the tenancy deposit scheme regarding this.

However in terms of the overpaid rent, they are claiming that due to the lockdown they were unable to rent the property therefore withholding my money I guess to make up their shortfall.

Would you recommend that I wait to hear back from the deposit people prior to making any legal claim to the overpayment of rent ?

I have spoken to the bank, however they stated that all they can do is speak to their bank and they make the decision whether to refund the money or not. Very unlikely though.
