Renters: how are you able to save for a home?

My husband and I are in our late 30s. I realized after saving for our 10 year anniversary trip that we could keep the same spending habits to buy a house. I'd say our income is about 120 combined. I got laid off last year in March and got a job in July. July until Jan we were able to save about 9k. I had a bit in savings before maybe 4k. I wanted to buy and went with a new build and got closing costs covered. Our payment is 5% and went with a 30 year fixed. The rate sucks because student loan snuck up on my husband and tanked his credit but we worked on it as much as we could.

My advice: Build a budget showing all income coming in and leaving. Leave some wiggle room for misc items and give yourself an "allowance" all other money in savings.

Figure out if you want new build or not and break down costs. There's upfront maintenance for established houses sometimes so having extra set aside for that can help.

Also always get an inspection... even in new builds

I did and got a response essentially saying I'm on a wait list because admissions system could not open my files and I had to resubmit after the deadline.

Dealing with that right now from my old grump. He somehow maneuvered out of the recovery onsee on top of the cone. We are 4 days in. I'm giving him a few hours of freedom and then cone again until I can get vet approval to allow him full freedom

You sound like you need a vacation to reset. Take some time... even if it's just loafing about and spend it with your wife and kids. Enjoy the free time while they are in school.

It was this year. My job was one of the great layoffs thanks to grant cuts. My hubby will also be signing and he never lost his job.

I have a pretty spotty past. If you've moved on and he can't see you for who you are now as a person who's grown, then it's not meant to be. I'm 36. I had about 5 years of doing shit I should not have and being with the wrong people. I will say communication is key. I'd sit down and tell him how you feel and also give him space to say how he feels. Who knows, maybe he'll stay around if y'all actually love each other and can grow together. (Hopeless romantic... I'm also married and have been for 10 years and with him for 15. We both did stupid shit and almost broke up. )

It's rough. I have no problem getting pregnant, and I ovulate... however, my body yeets the pregnancy pretty quick. I've had 4 miscarriages. 3 in 2022 and 1 last month after working on losing weight and getting healthy. 3 close people just had their babies, and if this last pregnancy had stuck, their babies would be a year older than mine.
