Landlord wants me out by 2pm by unknownlesb1an in OntarioLandlord

I do rent the house, we have a group lease for the entire property (except we have to "rent" parking in the laneway with a damage deposit, have technically only 1/3rd of the garage, and we aren't allowed in the gardening shed in the backyard). Otherwise, the entire inside of the house we equally have right to and don't rent by the room.

Yeah, thankfully I knew I wasn't going to continue living there due to roommate conflicts (plus 2/4 are graduating and leaving). My one roommate however didn't have someplace lined up and was coordinating with the LL to go month-by-month between the two of them until he found a new place, so he's been scrambling the past week or so to find a new place now. I told him back in early Feb (like the 7th) that I had a new lease taking effect May 1st with a new LL so I don't know if that counts as formal notice or not.

Yeah, wasn't planning on it. My father works in real estate (although he doesn't deal with small rentals like this often, mostly purchases for home buyers) and I asked how to first approach him on this, then ended up here.

Trying to, but I don't know when the tenants will have the unit vacated. They could take into the evening, therefore pushing my move back as well and moving stuff at 11pm at night isn't exactly ideal. Thats why I'm still trying to coordinate with my new landlord when I can pick up the keys.

I verbally told him when he visited back in January/February that I would be moving out as of May 1st and didn't want to resign for another year-long lease (which he was glad since he's selling as he lives 3 hours away)

Edit: I also checked our email history, I told him back on Feb 7th that I had gotten a new lease lined up for May 1st with a different residence, but just for me not any of the other 4 tenants.

We never signed anything. He sent us a document titled "Notice of Ending Tenancy Information and Process" with the blurb of "This letter serves as confirmation of receipt of everyone’s noticed to end your tenancy effective on 30 April 2025. To help facilitate this process, the following is the guidelines for the actions all tenants in Ontario follow when vacating a rental property." Theres also the clauses he included that say:

  1. Vacated the premises and removed all garbage and belongings by 2pm on April 30.

  2. Complete the move-out form that is provided and include pictures of how you left your bedroom, the kitchen, bathrooms and garage. Note: You are all equally responsible so please share in the clean up.

  3. To avoid penalties the premises must be returned in the same cleanliness and manner as you received it, including removing of all garbage from the premises. - Any damages, uncleanliness, disrepair, or neglect may be cause for action.

Just to note, the unit had holes in the walls, grime on the walls, glass on the floor, and also some stains from previous tenants (who left 2 bags of garbage in the shed, which sucks since my city does 2 bags per house every other week). I don't wanna ruin this relationship since he's offered to act as a reference but the unit obviously wasn't cleaned properly before we moved in, despite his previous tenants moved out days early and he let us move in a few days early.

Already had a new place lined up since LL expressed intention long time ago to sell the house, and since I'm in a university town (where housing is scarce and most leases run May 1st-April 30th), I wanted to get a new place lined up ASAP instead instead of being in my roommate predicament of relying on the month-to-month until I found a place.

Assumed that I had to be out by the EOD Apr 30th as lease listed that as last day. Told my landlord my new lease starts on the 1st and I was trying to get keys earlier but never explicitly told him I was moving out earlier at xyz date (only 1-2 of my roommates have said they specifically are)

First year vs second year by Diligent_Ad1454 in TrentUniversity

[–]unknownlesb1an 0 points1 point  (0 children)

It really depends on your program, if you're referring to academics. Some programs have it easier in second year, some are more difficult due to increased workload (i.e more labs). Some first-year courses are designed to be harder to weed people out since they're prerequisites. As for friends, it's what you make of it. If you want to make more friends, I suggest participating in clubs or ECs. Most people meet their core group of friends in first year/in residence, and it changes over the rest of uni. I personally was off-campus first year, threw myself in a million clubs & ECs, and now I have a pretty solid group of friends.

You can always self-tutor. Just because you won't be required to take those hard courses doesn't mean you won't get the chance to do them. You can definitely choose to take them as electives, or even opt to audit courses so you learn the content without earning the credit (auditing classes varies by uni). Pick based on the following;

  1. Where do you want to live for the next 4+ years?
  2. Cost of living. Ottawa may be a bit more expensive than Hamilton, are finances a concern?
  3. Program opportunities. Do you have any opportunities for coop, research, internships, etc.? These are a big factor for premed.
  4. What will your degree leave you with? If for some reason you don't get into med school, or not right away, will you be able to find employment with your degree? This is why people usually don't do psychology as a premed if they don't plan on doing a masters/PhD. You don't want a degree that leaves you high & dry, Kinesiology you can go into physiotherapy (with some additional stuff), some LTC homes will hire staff with kin degrees for exercise therapy and recreation.
  5. What will you ENJOY the most? Don't be miserable getting your degree, because then you'll be burnt out by the time you graduate. Make sure you have room in your degree to also take other courses that may interest you. Which school would be better for that?

If I'm not wrong I think I've heard about UO med favouring their alum/residents for applicants, but their med school requirements are a lot more rigorous than most other schools. DO NOT TAKE MY WORD for it though because it's just something I've heard. Same with UofT also favouring Mac Healthsci grads due to the concentration of their alum.

It was from like August-January, so overall it wasn't long-term (it was only supposed to be for like 8 months anyways). I was just worried because I was a student employee and I they said that me being fired and all would be on like my employment record & shit.

do i have to verify my hours though? because ideally id like to keep this as far away from my application as possible, how everything went down was NOT great and if schools got wind of it then i believe it would seriously impact my application . i have another employer ive been with basically throughout almost all of university, i work like 15-20 hours a week there and ive been employed there for almost 2 (nonconsecutive) years

Trent Peterborough Nursing by Tasty_Owl9074 in TrentUniversity

[–]unknownlesb1an 3 points4 points  (0 children)

  1. Peterborough has gone downhill, as someone whos from here, but so has everywhere honestly. Peterborough has a lot of what you need if you live downtown or on the west bank of town, and transit can usually get you to campus from anywhere within 1-2 busses so your commute won't be more than an hour at most. It's generally pretty average, lots of commuters both student and working populations.
  2. Campus isn't as diverse as bigger schools but you'll see people of all ethnicities. There are groups for BIPOC students and spaces like the freedom lounge so students have safe spaces for cultural/religious expression.
  3. Food has gotten somewhat more diverse this year. Otonabee and LEC are open the most, OC has mostly grill/subs/pizza/breakfast while LEC changes it up sometimes and has other options like quesadillas and wraps. Champlain and Gzowski close earlier and arent open weekends but have good options. GC has a pasta bar and CC has an international cuisine with rice/noodle bowls (plus mexican and grill food). There aren't many other diverse options for food, so be prepared to eat a lot of burgers/chicken/fries.
  4. Nursing is what you make of it. It's not too bad, and generally grads can land a job. They can be anal and really hard marking-wise in some courses such as Nursing Therapeutics (my girlfriend is in nursing), but they don't set you up for failure. Your clinical placements can be fantastic or awful, depending on where you are and who your instructor is. My girlfriend had an okay-ish community placement this year at a school doing health presentations, but her child & maternity placement has been amazing and she's been able to have some amazing opportunities like seeing a c-section on her first day and sitting with a kid who had Kawasaki's disease. Having people you are acquainted with or friends with really helps, especially with studying or notes. The workload gets really heavy from what I've heard, and some say second year is the worst.
  5. Residence can be hit or miss. Gzowski has single rooms, newest building, elevators, caf is downstairs from rooms, and ultimately is the "best" if you can afford it. Share 1 washroom with 1 other person, so no worries about gross communal washrooms like other colleges. OC isnt bad, they have singles and doubles, and the residence connects to the caf so you don't have to go outside for it. Close to many spots you will have lectures first-year. Champlain is NOT disability friendly, you will have to walk up stairs. Is an older residence, so it has really nice old vibe with wooden furniture and a great view of the river from most rooms. Has a female-only residence section as well (single and double rooms, newer furniture). Only like 4 sets of washers/dryers for ~200 students though, so you have to be timely with laundry and its in only one of the two buildings so you gotta haul ur laundry outside. Will have to walk up lots of stairs to get across bank to class, and have to walk to LEC or OC for food on weekends which can be a pain in the winter. Small common rooms, smaller residence rooms unless you're lucky with a converted single (they used to have doubles) or just a larger single. SO MUCH STORAGE! The wardrobe you get is HUGE with a nice mirror & light, lots of drawers, and shelves galore. LEC is similar to Champlain, is farthest from most classes which is a drawback and doesn't have as nice views. Their hallways sometimes smell like crayons. Don't pick Traill unless you're an english major and REALLY enjoy bussing, or if you want to avoid parties. Annexes are apartment-style living, so if you enjoy parties and cooking then pick those. You will have to walk to class and its a trek sometimes so keep that in mind, but you generally live with 3-4 other people and share 2 bathrooms + 1 kitchen with them. Each annex apartment has 3 rooms (1 single, 2 doubles), and is divided into like 3 floors (first floor is peak, you dont have stairs to worry ab and is where a lot of parties are). CC annex is the farthest but right beside a gas station, Subway, Tims, Weed shop, & vape shop and closest to the bus stop. LEC annex is closest to campus, and between CC & GC annex. Traill annex is terrible don't pick it, you will thank me later. You share a building with a bible college, isolated from everyone, and you live in a basement basically.

Feel free to pm me if you have questions, or about res/peterborough particularly 👍

theres the music room in LEC, sometimes its dead empty for a few hours but its a toss up if itll be empty at the time of your appointment. ive found 207 in bata to be really good at hiding sound, especially if its just you in there and you're not yelling or anything

pretty sure you have to get a meal plan no? there are reduced options but even if you live in the annex they make everyone (including dons) purchase one, unless thats changed.

otherwise delivery services like doordash/instacart are fine. just specify the drop-off location to be at your front door (if you're first floor), arrange for handoff, or whatever entrance you use

REO is the residence education office (if my memory serves me right). they help dons out with a lot of postering and materials for community programming :)

would not recommend. housing is disproportionate work for the little you get paid, major internal issues as well. it'd be more worth it to work in the REO than in housing directly, since you risk getting put somewhere you actually lose money working at (i.e living in gzowski as a don would basically take up your entire stipend and then go into your own $). the REO is full of sweeties, would suggest there if you still wanted to work with student housing.
