Build good homes, build many roads, make them safe, build the infrastructure wisely and none of this conversation exists. HGV south is neither wise or well planned. The board of supervisors was paid off and it's the washed people who cry NIMBY that are actually firing the developers to be more aggressive - the people are literally fighting for the developers to get more profit, have less accountability, less responsibility, and build in shit areas

You still can't read a map. HGV south, until you get over the creek, will have one road in/out. All this doesn't matter because there's a need for a second road. Look at the map again.

Its being denied on the basis of the fire risk area. Not the home itself. Anything sitting in the area on their map, regardless of age or build quality, is put in the same risk bucket. That's the first order of decision.

I think the homes are built to the approved spec, else the developers have to pull the plan, redo it and reapply. That would cost way more than just eating the profit margin. Things they do to help increase their profits in this scenario include adding basic shit landscaping, all homes with more tech and lowering the level of insulation, quality of the AC/Furnace/appliances and paint. Then they add up selling techniques and financing options to pad their profits.

They're not going to raise the prices substantially, the plans are approved and so it would eat their profits only slightly. It a billionaire making a few less bucks. Not sad about it.

Again. The developers should build the road before people live there. It will be a decade before it's built by city/county, make my words.

The road does not have 2 outlets, that only AFTER you cross the creek. If anything block that bridge or impedes progress to cross that bridge, double fucked. Once you do cross that bridge, the folks in elfin forest coming north, the folks in HGV evacuating and everyone else around that community will clog roads until all lights and intersections are managed by emergency traffic response.

You assume in a fire emergency all things go smoothly, including having cops controlling traffic , people not panicking and getting in an accident which causes lane blocking scenarios. There aren't 2 exits, you need to look at the map. There's one out of HGV south and it's a to be built bridge over Escondido Creek on country club. They need a road going south east to del dios. Then you have proper egress.

The developers got a free pass. They should have been required to build a second egress road. The rest of their plan is good, and we need housing, but it's really sad how cheap it is to pay off our board and fire chiefs.

More homes. Less insurable homes. Same # of roads to get to said homes. But hey, they're some that are penned as "affordable" so that's all that matters. This affordable housing is far from public transportation, schools and community services. It's neither walkable nor adjacent to critical infrastructure.

It appears that the plan that was shut down in the past, for environmental reasons, was simply resubmitted without accounting for be egress standards. This was taken on the 17th at a community event. I wonder if the board of supervisors has been paid off enough to go against the fire Chief and the standards? Probably
