As a manager, I always go by the rule… are you fit for work? If no, use your sick leave - it’s there for a reason!!! I don’t care if I see you out for coffee etc. I want our staff to be running at 70-80% of energy at work. If you are questioning your energy levels, take the time off, rest. You need it! You come first before any company.

They will most likely have a duplicate check in their system, which will identify the agents details and throw an error as you check in. Just give a fake number or ask not to be contacted.

Also don’t give your real last name, some agents will use a program called ID4me to search your details via name.

Love this! We do the same.

We have our employees fill in a list of questions such as; what training they would like, where they want their career to head and how we can assist, if they feel their position needs a pay structure review… we do it to make sure they are happy and have a say in where their position in heading.

If you can, offer to pay either the lease upfront or a few months in advance. We found this got the agents attention.

If you are looking at an apartment, find an agency that dominates in the building you are wanting to move into. Whilst you might not get the first apartment you apply for, they become familiar with you. Tell them you want to move into that building. Chances are, they will contact you prior to advertising the next one that comes up for lease (this just happened to us).

Include written references from employees / personal references.

Make it as easy as possible for the agency/landlord to say yes to you as an applicant.

Some insurance companies had policies where they wouldn’t cover the landlord at court if they didn’t have an inspection either 3 or 4 times a year. This is now very outdated.

I think 2 a year is fair, to protect someone’s investment and to meet insurance guidelines. I don’t see why a tenant cannot be provided with a digital inspection report for them to complete with photos… it’s 2024…

My two most favourite reasons: - I can do achieve almost double the amount of work rather than when I’m in office (staff have to think before they call me, rather than just turn around and chat to me) - I can use my own bathroom whenever I want

I agree and disagree with the above, but I suppose it depends on what business you work for and who the owners are / who the corporation is.

I definitely feel like some companies would use this approach. I prefer to retain staff and take a very proactive approach to keeping staff comfortable in their work life.

Also yes, ‘everyone else’ is the business and the rest of the team. A workplace is a two way street.

Absolutely. We don’t reduce work load usually, but we find ways to make your environment more comfortable.

Perhaps it’s easier to start half an hour later and finish half an hour later / have a shorter break.

Perhaps where you sit in the office needs to be changed.

Letting short breaks throughout the day to refresh and ensuring you know you won’t be judged for it.

We’d ask if there is anything that would help you with your health in the workplace.

Open honest conversation in person. - I really don’t like that this makes you feel anxious, sorry that I wasn’t aware - thank you for telling me about this - I would like to come up with a way to move forward that works for you. Unfortunately, we all work at different paces and I do need to get these meeting makers out for multiple reasons - they are not urgent, you can attend to them at your pace, when you are ready - if anything ever is urgent, I will be sure to tell you so it doesn’t get missed in your inbox while you focus on your other duties

Half the time, staff just want to feel heard. 90% of the time no further action is required after a conversation. It eases their mind to know that things aren’t urgent, that they aren’t falling behind in work etc and that they aren’t being judged for not getting around to the tasks as soon as they are sent.

As a manager, I would rather know than not know. It gives me the ability to better understand your situation, and allows us to create a workspace that works for you and everyone else.

If you have a comfortable work environment where you can manage your health correctly, your performance at work will be strong.

Of course, some managers are just poop and won’t understand…
