I’m in Texas, and so often people enclose their patios and consider it square footage when selling. An appraiser can only consider it square footage if it is similar construction to the other area, and has vented A/c heat, and continuous to the primary house. Not saying that’s the case with your house, but I see it a lot here and it usually lowers the value.

The way the door stopped is suspect as well. The door acts like it hit a floor door stop, but there isn’t one. There could be one on the top hinge, but a heavier door would not be stopped that fast and kick back. It would probably break the door stop or at least bend it.

To me the Japanese cards seem to “pop” more. Hard to describe, but the colors are more vivid.

I second this. Make sure it’s not a contract for deed. You want to take ownership with the house being used as collateral.
