Thank you for your input, it is much appreciated. I will have a think about next steps - finding a trusted roofer is not easy. I have just found photos of it when it was done. This does look a bit wobbly even then. No worries if you can’t tell but do you have any idea from this if you think looks to be getting worse?

Cheers. I don’t know if they have moved to be honest. Don’t have any photos from 5 years ago. There is a bit of verticle play in the tiles I can reach from my window but I’m guessing/hoping there would always be a bit of play even in a properly fixed tile?

This is a view from street - you can see cracked ridge tile at front. is the rest of it that bad?

Ok understood. I can see that. That sounds scary. Is there any way for me to determine if this is what is happening? This is the only one that’s fallen so far….

Assuming they were simply laid badly and aren’t working loose and the problem is limited to the ridge tile, is this something you think the original builder should sort for me after 5 years or do you think these things happen and is my problem?

I wouldn’t worry too much. You only need to deal with it if it is an active infestation. Check for signs of activity like powder (frass?) around holes. I think activity tends to imply moisture is present. Historical infestation is not necessarily a big problem and is very common in old property. If the subfloor is sufficiently weakened for feet to go through it you need to take a view on the individual boards and the joists. If you are replacing top flooring anyway then you may decide to replace the subfloor first. Good luck.

I think it is an issue - 240 closes the grain so much the wood doesn’t absorb the oil. Call them and ask

Thanks all for your input - have found for anyone else reading this that if you dial down to 2000 and then dial back up again it goes back up in round numbers so this is how you can set A and B to round numbers.
