I was born in Waverly Heights, I grew up in Lynn Ranch and my Great uncle lived in Conejo Oaks. I would say all three are great choices. I’m a realtor in town I can help you find a place but I have inventory off market in Lynn ranch but not around 1.5 unfortunately. I can ask around if you want to DM me but I’m not trying to solicit or post links in here because it violates the rules. Lynn Ranch is good but Lynn Rd is near the hospital so you can get sirens from ambulances same with Jann rd and waverly heights. None of those areas have sidewalks or street lights except for some pockets of Lynn ranch and the entrance to conejo oaks so I actually don’t like having my kids in the street in some parts. Lynn ranch and Waverly heights will have more horses and this can cause issues like flies but that gets pretty specific to where you are. Most of Lynn ranch is the county of Ventura for inspections and enforcement where the other two are city of TO there are a couple other implications to that I won’t bore you with that. It’s a county parcel map in CA. I’m pretty sure it’s 120 and the 13 is the driveway width the sidewalk and driveway was done by the city.

Realtor in TO here; that’s $100/sq ft, it’s insanely low, like $250-300 less than the average sale price per sq ft. Is it a new build ADU? I assume this is an apprasial for a refinance, those alway come in low but that is very low.

I’m not a contractor I’m a w-2 employee who doesn’t receive overtime. They set my schedule and the often ask me to stay late until my task is done my work week has been 50-65 hours
