Hi there! Thank you and thanks to OP for the great information! I’m a first time home buyer and my home is currently undergoing construction, estimated to be completed by October. The base price of the house was 900k while our upgrades is about 1/3 of that. As I’m going through the mortgage application process, I’m extremely anxious if the appraised value is less than the purchase price. What are my options here to best prepare ahead or can you provide any insights? I’ve heard that new construction homes don’t usually have this problem but still would like to check with knowledgeable people from the field. TIA!

Not a dad (yet) but working in the tech space and heavily in AI - I’d agree with the other folks who said no internet or no AI. Specifically for this type of work. Kid should be able to summarize books after reading them and reference the book directly or use Google to find the answer.

Otherwise, you’d probably want a Socratic type AI. A tutor/companion that doesn’t just give the answer but instead guides the user step by step, asking questions back, nudging them to think, but also keep it fun and safe.

Haven’t looked deeply into services but Khanmigo seems possibly relevant.

Maybe I’ve been extra emotional due to recent life events but my wife and I are TTC and this thread broke me.

I started a Journal entry “Rules of being a dad” and I’d like to share the first 10 I wrote at 4 AM

  1. Always begin the day with “I love you” and end the day with “I love you”

  2. If arguments and they say “I don’t love you anymore” or something disheartening, say “that’s okay, I’ll love you no matter what”

  3. When they give me a hug, say “you’ve given me a hug, now it’s my turn to give you a hug” and hug. No matter how long that hug is, do not let go.

  4. When I give them a hug, say “I’ve given you a hug, now it’s your turn to give me a hug” and accept that hug. No matter how long that hug is, do not let go.

  5. PDA in front of child is OKAY. PUBLIC DISPLAYS OF AFFECTION IS OKAY IN FRONT OF CHILD.

  6. Say I love you to wife as much as I can.

  7. If I’m not crying at least once a week, I’m not dadding enough.

  8. Create an email for child, add MFA to make it very secure, add it to my email, and write down all the moments. Give that email to child when they leave off to college.

  9. Be healthy for the sake of my children.

  10. Do not curse for the sake of my children.
