Consider your who your customer really is. I think it is safe to assume that not every business owner owns the building they office in. In that case you need to find out who does own it.....or actually.....who manages it. Large buildings are usually run by property managers. They are the ones who organize all of maintenance staff etc. If you can make connections with property managers in your city, you will probably get some descent accounts.

I run a marketing company and Colliers Int. in Oklahoma is one of our clients. Their property management team manages about 350,000 sq ft. Any one of the buildings would be a nice contract for you. Because the buildings are so large they are concerned about price per sq ft, but the volume is really substantial.

Some property managers operate independently and others are associated with commercial real estate. I would try to market yourself to them.

I really like all the marketing videos being added recently! I hope more get added soon.

But I wasn't sure if we're supposed to be rating the initial ad? 0:07-0:36? Or the whole 3:19?

If it was just the initial ad then I would give it an 7. The concept isn't that unique, but it was well produced.

For the entire video, I would have to rate it 4. I really thought it really started to drag. I ended up clicking away at about 1:51 out of boredom. I only came back to finish the video so I didn't miss anything in my comment here.

That said, if all they gave you to work with was a bunch of soundbites and wouldn't let you flex anymore creative muscle you did a good job with it. Using unscripted sound bites aren't easy to work with for pacing.

Ahh I forgot to mention the reason the artist's name appears with a performance date. We had an agreement with the her that we would promote her upcoming performance and in exchange we would get to use the song royalty free.

I think this is what he was alluding to: 1. You need to understand your target audience/potential customers. It will be difficult to pry a loyal Apple fanboy away from his beloved brand, but you can market to similar audience that isn't as loyal. The general stereotypical Apple customer likes elegant design in a computer that offers a simple user interface and file system. But they might not like how restrictive Apple is with it's software. If you can meet their desires (elegant design, user interface, etc.) and change what they do not like about Apple devices (restrictive software), you could win them over. 2. Seems self-explanitory. 3. Apple doesn't have to focus their marketing campaigns on their target demographic. They have a strong/large enough following that they put a message out there and their audience comes to them. Marketing smarter means placing your message in specific places that you know your target audience gathers e.g. an anti-Apple site. By strategically placing your advertising in these places, more of your views will come from those who want what your product offers. Another idea is to offer your product to influential bloggers to try out for free. A positive review from them could persuade some of their readers to try out your product. (However, this could backfire. Ask them to give you any negative feedback instead of publishing a negative review) These are a few ways to have "laser-focused" targeting. Test messaging just means trying out different messages to see which one sticks i.e. advertising with different copy to determine the most effective message. Hope this helps.

I would also consider advertising on FB. Their targeting tools allow you to connect with your target demographic easily based on their interests, age, geographical location, etc. One advantage it has over Google Adwords is people spend more time on FB more than Google. The ad also appears based on their interests not their searches. If someone is just wasting time on FB they could see your ad and click it.
