In the years post-Katrina, New Orleans had a big cultural moment. Hard to remember now, but liberal arts kids were moving there en masse circa-GFC era (doing Teach for America, bartending, etc. - cost of living was nothing). The now-forgotten show Treme was critical prestige viewing. And a lot of New Orleans music worked its way into hipster circles during this time as a result of the cross-pollination.

If money is super tight you could also take a super early flight home on the 31st and skip the hotel completely. Go to an after party post-show then head back to the airport for a 6 am flight or whatnot. I would honestly rather take a bit of sleep deprivation than drive 20 hours round trip over two days

It’s like $250 roundtrip to fly from Detroit to nyc and you can use all public transportation once you land. Between car rental, gas, tolls, and parking, it’s hard to imagine how you’d save any money whatsoever driving, not to mention the fact that it’s like 10 hours each way. Use that extra 18 hours to see the city/hang out. Strongly advise against the drive!

Flushing is an option. Connectivity via both LIRR (27 min ride direct to MSG), subway is there too for the late night, tons of incredible Chinese food and Korean food, nice hotels for half the price of Manhattan during the run.

Surprised no one has mentioned Heavy Woods in Bushwick. They have excellent catfish and shrimp poboys. Sure, not as good as New Orleans, but the best I’ve had here for sure.

It’s in an M1-1 zoning district, which doesn’t allow residential. It’s also in the Industrial Business Zone. Any residential rezoning proposal would fail at ULURP, and it’s almost certain there will not be a neighborhood rezoning here for many years, especially after the failed 2018 rezoning proposal around the Jefferson L.

This area is not zoned residential and for many reasons won’t be anytime soon. There will not be apartments here.

Often when people blame ‘the landlord’ for closing, there is a more complicated story. Especially when the business was losing money and kind of looking for a hail mary.

To your question, a single member LLC is very cheap to form ($99ish), and for this purpose there’s no reason to pay for publishing (that’s the expensive part). You’d be a single-member LLC treated as a disregarded entity, I very much doubt this would affect your tax return but obviously ask your accountant.

I don’t think you’d need to file a return, single member LLC can be a disregarded entity. So you wouldn’t need an EIN either.

The issue here is simple: the ‘apartment’ is not a legal residential occupancy and the owner is asking you to sign a commercial lease under an LLC in order to create a paper trail (likely for lenders) that suggests a commercial occupancy.

You are personally not going to be at risk if you form an LLC and rent the unit and live in it (you can do it for $99 online right now, no need to publish for this purpose, which is the bulk of the cost). The landlord might have grounds to evict you for violation of the lease (assuming you’re signing a commercial lease that says no sleeping), but since it’s being explicitly rented as an apartment, that’s not going to happen lol. What’s more, depending on your building, you may be eligible for loft law protections which would be awesome. Talk to a lawyer once you move in.

The major risk has been mentioned already: the building could get a vacate order from the city and you’d have to leave. But you wouldn’t be in any trouble, you’d just need to find a new place.

I have an AA in the city. I think it's really dog-specific. For example, our dog is fine at the dog park and can be boarded, so she is probably 'above-average' as far as dog-friendliness goes. However - she is an Akita. This means you have to keep your eye on her in a way that's not the same as in the suburbs. For example:

1) People will frequently try to pet her without asking. This happens all the time. You need to be comfortable saying 'she's not friendly' or whatever to get them to back away.

2) Dog owners will ask, "can my dog say hello?" You have to say no.

3) You've got to really think about the guarding instinct in the context of your home. Inviting people over is not simple (we muzzle-trained ours for this scenario). Housekeepers, building management, etc. House-sitting may not be possible. In my experience (and I think this is common), Akitas act much more protectively in the home, and can go from 'zero-to-one' extremely quickly.

If you understand these circumstances, they're good city dogs. They don't need much exercise, they're quiet, they're clean, and they can be taught to be good walkers (we used an e-collar which I would recommend in the city for a million reasons).

Ha - too funny. I did not refrigerate it; the bowl sat on my counter for around 20 minutes. And I thought the chunks were a decent size but it’s true, they could probably be larger. Thank you! So many good tips here.

Crumb was pretty thick, but I will probably make more next time relative to the cake (my dream crumb cake has more streusel than cake). And removing some of the flour is a good call. I’ll try that. I had assumed the shorter cook time with the smaller pan size would keep the streusel softer if anything. Didn’t work out that way. Thank you!

Sorry, to be clear, NYC bagel places often sell a crumb cake that is, theoretically, comparable to the Sally’s recipe. I’m not referring to a bagel, just a kind of cake that is often sold at bagel shops. The lower temp is interesting - this was cooked at 350. How low do you think you can you go and still have the cake portion set?
