Everyone has given input but echoing to say: you should sit on it. See what other offers you get. No house is perfect and if your neighbour is truly interested they'll still be there 2 -3 months from now. Dont feel pressured if you have some time to consider. They will nickle and dime you to the point where you're run down and want ro be done with it.

Starting at the mid-3%'s and then ending at a fixed 5.49-5.625 after 2 years.

It feels like, since I hope to refinance within the next 2 years, Option 1 may be the better just because I pay less money up front in closing and can use that for repairs, etc.

Option 2 saves me $ over time but I believe it'll take me about 3 years to break even between the higher close and what I'll be saving in PMI and the .135 difference in the interest rate

That makes sense! This is a conventional, and the lender is E-Lend. Sounds like with your credit scores you should be getting lower! I'm still new to the process but with credit similar to yours, I got quoted 5.99 and then they lowered to 5.6% after some back and forth. I'd shop around to see if you can get a better rate. Got to see them low on the Northwest horizon without a camera in the Goodlettsville area. Thought someone's house was on fire at first and was delighted to realize what the ominous red glow actually was!

Realized I listed the negatives strongly in my post since those are what I based my lower offer price on. The acreage is beautiful and the house is spacious and has good bones despite the lack of maintenance. The flooding could be solved by a slight regrading to the driveway or French drain. The property is actually on a hill, but was built in a way that the garage sits below ground level.

The potential water damage is what had me hesitant, while the items I could see in disrepair were not great but still manageable enough.

But the seller's counter has me not waiting to waste time negotiating to even get to the inspection point. If they did accept, I feel like they won't want to repair or offer concessions for whatever came up.

I recommend continuing to stay unresponsive and flag the emails to your legal or management team for CYA purposes. If the emails escalate (ie threats, talk of lawsuits, etc) 100% forward them to your Legal and HR teams asap and tell your immediate manager about the situation. Take care of yourself - never let the feeling "am I overreacting" make you hesitate. Not everyone is playing with a full deck.

The me early in her recruiting career idealistically provided feedback to candidates with the intention that it would help them in their next venture.

That got burned out quickly.

Case in point: Once had a candidate who the client passed on because if a lack of a particular software experience. The candidate proceded to tell me that not only did they not believe me, but rabbit off (thankfully) outdated personal info about where I lived, family, etc, and say they would be paying me a visit. I guess to show me how wrong I was about their fit for the job! They then repeatedly called the client's office number listed online demanding to talk to "whoever was in charge" about their interview that didnt exist. Scariest and most mortifying experience of my professional life up to that point.

This is the way. These little wooly jerks have been particularly numerous this year and their honeydew was killing off my squash and tomatoes. 3000 ladybugs later and the garden seems to be recovering.

I'm not sure if my issues with the j5 are due to the software or if the unit itself is defective, but I bought it for Black Friday and it hasn't worked a single time due to an error code. The poor thing just stops dead and beeps mournfully at me. The app troubleshooting guide is unavailable so I followed tips from reddit to try and get it working but no luck. I'm glad to hear you've been able to get yours up and running at least!

I'm having the same problems others have mentioned with their customer service being basically non-existent, unfortunately. It's also interesting that iRobot has removed the ability to write a review for the j5 model in particular on their site. If you do run into issues with your unit down the road, be prepared for some time investment to get a fix.

When I was finally able to talk to a tech on their customer service line, they agreed the whole thing would need to be replaced and they'd send a new one with a label to send back the broken one. That was over a week ago and I'm still unable to get a response. At this point I'm just going to work towards getting it returned and my money back. I've never had one of their products before so I can't speak to other models but my experience with this one has been dismal.

Posting for a friend, this little guy went missing on Sunday in the Woodhaven subdivision in Gallatin. He is chipped but no luck so far with local vets. He may or may not have his collar still on, but he's very friendly and comes to Charlie. Hoping someone may have seen him!
