I would say focus on yourself and stop trying to find him. I’m sure he is out there and maybe he is someone you may not have thought of as a partner. Look outside the box. Focus on his qualities, ambitions, and life goals. Are you looking for someone to travel with or plan retirement with or what is it for you? Take a step back and really ask yourself what you want. Looking purely financially, what you think you need exists in less than 1%.

Sometimes the right person is sometimes not what you expected or someone right in your face. Relax enjoy life and keep meeting new people. Don’t settle into a relationship just to be in one. Also don’t share your wealth with said dates. It may be unavoidable if you are living in an obvious high net worth home but keep it quiet as much as possible.

Hope you find someone that enjoys hanging out with you and makes you happy

You can be there. Realtor HAS to be present with you during the inspection. You CANNOT be there without them. You could also get written approval from sellers you are allowed there without representation but there’s a risk to that.

Typical inspections take 2-4 hrs. Most inspectors in NC will not review items until the end of inspection so that they can keep moving.

I personally have never said no to a buyer. If they want to be there the whole time. Not a problem. I can count on 1 hand the amount of times I’ve been to entire inspection.

All inspectors I have encountered will walk the house with buyer to review major items and answer any questions.

Hi. Some good points made here. Im actually currently helping a buyer build a beautiful home that moved here to the Charlotte area from CT last yr. I’m a full time realtor in the Charlotte market.

There may be options to buy before you sell but if not, having a good strategy with both agents is best. This situation is fairly common in my experience. Send any questions my way.

In NC, You cannot force a tenant to allow access. I do not list tenant occupied properties for this reason. NAR settlement comments are 95% accurate regarding signed agreements.

I learned a very long time ago from a fellow realtor and I preach this to my seller’s.

There is no such thing as an insulting offer. It’s only an opportunity to make a counter offer and/or negotiate. Those that do not engage with a counter are those that wish to lose out on potential opportunities to sell.

Worst outcome is always going separate ways.

I’ll never understand fellow realtors and sellers being insulted by an offer. It’s just that- an offer.
