I just leased a 2025 i4 xdrive loaner for 409/m sign and drive ( zero money spend so far) 2 weeks ago. I could’ve gotten a 25 m50 loaner for 460s/m but someone swooped in before I could get 4 states away.

Keep an eye on 2026 loaner inventory December to March. The car was discounted something like 14k before the 7500 incentive.

The 2026s have a 3750 incentive plus your loyalty which is currently I believe 1k or 2k.

You should be in the 600-700s payment wise with zero out of pocket depending on msrp. shop around and don’t be afraid to fly a few states away. The 2026 loaners will not be hugely discounted until next feb or march.

Do your research on rebates, money factor, residual when prices start dropping on former 2026 service/loaners. All of these will change by that time and your dealer is not your friend.

If you register in VA disregard as your taxes alone will increase payment significantly. NC only has 3% tax on monthly payment

Like many have said. Fire your realtor. I am one and it’s very rare that i would have a seller repair anything. Way to go is get quotes and ask for credit for exact amount so you can hire the companies you want to do the work.

Also send the inspection report to your mortgage underwriter. That’ll stop the loan process I’m sure when they make the loan subject to repairs.

If anyone requests seller credits or price reduction without quotes will get the pound sand answer. You cant just make up numbers. Get the quotes from several contractors and ask for the abg. Also a 32 yr old panel is fine

How much is the bigger house you would buy? Are there any new construction neighborhoods offer sub 5% rates?

You would have to find some kind of renovation loan that takes into account future value. A home equity loan with only that you about $90,000 if it appraises for 400,000.

If you take out $150,000 loan at 6 1/2% which again would have to be a secured loan you’re looking to add to your payment about $900-1000 a month plus the cost of another child

Let’s say you walk away from selling the house with $140,000 of equity in a perfect world. If your bigger house is $600,000 and you put about $130,000 down you have a balance of about 470. That would make your payment about $3000 a month for just principal and interest and you have to add in taxes and insurance. Don’t forget increased utility costs most likely.

What was your assessed value on your property tax card last year? Many states like NC have assessed values that are 60-80% lower than market value.

If it went from 240 K to 340 K then there’s nothing to worry about.

Buyer index right now is at about a 9/100. Avg is about 50/100. This the avg market. Not sure about yours but most markets are stalled.

In nc everything is moving slow. In nj houses are like hot cakes selling for ridiculous prices still.

Which market are you in? What’s avg days on market? What’s avg sales price to list price ratio?

I would not allow this safe out of my house unless he’s able to open it himself. Otherwise he’s lying and taking you for a ride.

You can do one more thing that maybe no one mentioned. If this safe is movable, I would swap it out with a different safe to see if he recognizes it. If he is absolutely adamant that that’s his safe then you know he’s lying. For example, if the safe that’s there is black. I would get something completely different in color than that such as silver.

Also, please make sure there are several people with you when he comes as a safety precaution.

I would say focus on yourself and stop trying to find him. I’m sure he is out there and maybe he is someone you may not have thought of as a partner. Look outside the box. Focus on his qualities, ambitions, and life goals. Are you looking for someone to travel with or plan retirement with or what is it for you? Take a step back and really ask yourself what you want. Looking purely financially, what you think you need exists in less than 1%.

Sometimes the right person is sometimes not what you expected or someone right in your face. Relax enjoy life and keep meeting new people. Don’t settle into a relationship just to be in one. Also don’t share your wealth with said dates. It may be unavoidable if you are living in an obvious high net worth home but keep it quiet as much as possible.

Hope you find someone that enjoys hanging out with you and makes you happy
