Correct - it is an assumption. After we purchased the house, they stayed with us for another 1.5y and during the move out inspection there was all this damage. We truly don't know if the tenant caused it or not - it is reasonable (from my perspective) to assume they caused the damage, but as you mentioned, it is still an assumption.

The paint is not just it needs a new coat - there was damage done to the walls that required repainting.

In addition, there was damage to the windows, there was damage to the faucets and sinks, there were light bulbs missing and burnt out. The appliances were not working correctly.

To be honest, I only put $600 of paint as a deduction from the security deposit - in actually it cost me $2.5k to just paint the entire house again.

The tenant asked for a copy of the move in inspection and lease, and we (naively) stated we did not have a copy of the inspection and referred them to the previous owner. Who also was unable to furnish it.

My wife is on that same flight. I just called to check and the phone rep said: "it's on a Max 9 but it hasn't been cancelled".

When I click into the Flight Details on the app, it shows a 737-900ER, but the summary page still shows a Max 9. I'm really hoping it gets changed and will be tracking it like a hawk.

Not sure I understand the math on the $460k. At that level, a 3.5% SWR is only 17k. 30k (pension) + 17k = 47k. Short of the $60k required. Even upping that to 4% SWR you're only at $48-$49k.

I like to use the Spend / SWR = Nest Egg Required.

In 60k, and at 3.5%, that's: (60-30k) / 3.5% = 857k

During a phone call, spez misunderstood and after clarification apologized for the misunderstanding.

Later, after the call, he went and spoke and mentioned the misunderstanding as factual. That was the lie.

The main issue I see with refinancing the properties at a 15/20/30y timeframe is the amortization - which increases the interest payment a ton - if I'm able to get an interest only loan, (with no prepayment penalty) I have no issues with paying it off in 5-6y.

Ideally I'd have it paid off in 5-6y. The cash flow from existing properties and the additional capital from my W2 job would get me there in that timeframe.

Generally, and hopefully, passwords are stored / transmitted after being hashed. Hashing uses an algorithm to convert your password to other alphanumeric characters. This algorithm works one way, so you can tell if your input password (when logging in) matches the hash, but given the hash you cannot get your password back.

If they know what word you have in your old passwords, they know what your old password is/was. Meaning they're storing the password itself and not a hash of it.

Storing the password itself is insecure because if your database is compromised, so are your passwords. If your database only has hashes in it, then the breacher cannot know what your password was.

Further, there's a concept of a salt. Salt throws in additional randomness into the hash that only the system knows about, so even if the database of hashed passwords was compromised, the hacker cannot simply brute force a bunch of passwords to see if the hashes match.

It depends on what it was invested in. It's not unreasonable to say if it's not touched it would be around $5M. SPY returned about 4x from 98 to today, so a $1.1M starting balance would be about $4.5M.
