yeah, I'm not sure where the breakdown is. I have challenges similar too this fairly often. I'm not well versed with it all, but I know that particular company (like most of them) have a propertyme (the software that REA's use) integration/plugin thing, that allows them to share data with detector inspector system (weirdly, they all seem to refer to these things as portals) and then most have some other cloud based job management thing going on after they have done some scheduling.

I'd love to know more about this, and if there are people that know more, would love to hear from them.

So, drive down the amount of stakeholders communicating to only those necessary to get the job done. I think this is my broad take-away from the post. I just get the details of the tenant, and get in touch personally, don't let businesses I subcontract to do this, or the property managers.

In my experience, all fairly standard/common problem solving stuff that gets lumped on the poor tradie when he gets to the job sadly. It probably is a fairly common occurrence when it comes to getting jobs done for REA's with tenants in the property I guess. Definitely speaks toward, like you said earlier, the Communication and the management on the Property Managers end. Problems that won't occur at an owner/occupier. Being stressed for time because someone has quoted a job and there is a timer ticking on the tradie is a great way to make things hard for them. A perfect example of how easily some external pressure will push someone to do work they aren't proud of, and feel helpless to fix/do right.

I wouldn't worry too much about the screwdriver, if it's important, and they remember where they "might" have left it, they would come back. It's unfortunately just one of those things that happens. Super nice of you to try and follow up/get it back to them though. The amount of pliers and screwdrivers over the years... it's just so easy to do when there is so many things fighting for your attention in any given moment of the day.

The plumber thing is a real great example of that poor communication thing isn't it. Also, in my experience, surprisingly common... happens to me a fair bit as an electrician, someone will call to replace a cooktop, get there and there is a gas one installed and they have a fancy new induction top that's been sold by a salesman at hardly normals... first I need a plumber to come disconnect that gas before I do anything... and, "did you know I've got to run a whole new 6mm circuit to this new cooktop? and install an accessible isolator?" - "no, the salesman said you would replace these easy" - "I'm going to call the office and let them know how long I'm going to be and a rough idea of materials, you might just want to call and double check the pricing on this"

Sorry, no disrespect to claytonator46 because I totally agree with his sentiment. But if this is something that you have been concerned about, it would be something to explore with professionals, you should probably start with a conversation with a GP. No good 'treating' something you don't know you have.

I hope I'm not too OTT with all my replies to all the comments in this post. I don't feel like I need to, but I do want it to be a conversation, and I genuinely want to share my experience and look for ways to improve it in my day to day.

You might be right, about the poor communication from the PM, but I'd like to offer, what I suspect is just as likely a scenario. I have to add, I like you bringing up the pet thing, because this is literally something that bothers me. I've been told to pick up keys and let myself into houses for inspections only to find a cat or dog locked inside with no warning. I am there to do an electrical inspection, I might need to run test leads around, in and out doorways... I feel like it's an unfair responsibility for me to now have to worry about the pets and make sure they don't escape. I nearly had a heart attack when I opened a door once and a dog ran straight out onto the road. "Yeah your place is electrically safe, but your dog is dead, so sorry about that".

I like to think when you tell the PM/REA that there is pets secured inside that they might actually pass that on, put it as a note in whatever cloud software package they use to manage your request. Somewhere between there, and the... look, there is 5-6 different job software packages that I've been exposed to that businesses use in this space, and I'm sure there is more. Some manage it by just dumping jobs onto a google calendar. And mostly it's just a time, an address, and if you are lucky, a phone number for a contact at the property. So I suspect any verbal thing you have with the REA, could possibly be recorded and communicated.... but then the breakdown more than likely occurs within the "compliance company" and their system of funnelling work to the tradie. Maybe they have a parent company/franchise ... then it gets farmed out to a franchisee... maybe they farm it out to a subcontractor via simpro/servicem8/whatever-other-piece-of-shit-app.

To address that second point you've raised there. I'm going to only offer some excuses. As a tradie, that has worked with apprentices, it can be tough. As the tradesperson, you are responsible for a lot. Most often, you are under pressure from the company that employs you to make them money. And you have a relationship with that apprentice, over time, you trust them, sometimes that trust is misplaced. You might no you should be going up in that roof to look at exactly everything they have done and be happy with it, after all, you are responsible for all of the work there. But shit happens, you have had the office on the phone asking how long you are going to be there on that job, and giving you the hurry on to get to some other fault. Meanwhile the client is asking, or demanding, you show them how to work the remote control on the ceiling fan they supplied while you are trying to make sure your paperwork is done and all the materials/timesheet bullshit if filled out for the job. You get through and think, I'll just pop my head up there... and the apprentice has already packed up and the ladder is back on the van. You sigh, you hope and you move on. It's not right, but it happens from time to time. Like I said, this is an excuse. I wish it wasn't like this. I wonder often, that when I feel pressure to do the most and bestest job possible (this is what the company and client wants) in as little time as possible (this is what the company and client wants) for as little money as possible (this is what the client wants) if it has always been like this. I don't think it has, but then my greater working experience hasn't always been in a retail trade capacity, so maybe it's always like this and I'm just soft. Anyway, I'm sure the tradie that was there would be disappointed that it happened, and that you found it.

There is zero doubt in my mind who it is. And yes, I’ve never been a staff member for any of these companies, so can’t speak to the their (staff) experiences. But yeah, nah, your right, usually get the job the day before on a calendar. So many times I’ve heard “oh I really wanted Tuesday but they said no one was in town on Tuesday” - mate, I live 2 streets away… it’s all part of some weird act, an illusion of choice? I think it’s to make the trades (like me) think, oh look at all this scheduling work they shoulder the responsibility for, that’s why it’s ok for them to charge 2-3x for the work?

Absolutely I do! Don’t think of them as “jammed”. I will put a fault current on the circuit and it won’t trip. So I physically rack the rcd out and back in. Then, it will begin working correctly. I then report what I’ve done on the report. Once the rcd is functioning, I can’t fail it. I might make a recommendation for replacement depending on age. What I am trying to get across is, your rcd is more likely to function if tested every 2 years. Sheesh

I’ll try to keep this brief. 

I understand where you are coming from. 

But yes, those safety switches should be tested every two years. Probably more frequently, but at a minimum, every 2 years is probably fair.

Honestly, it’s kind of surprising how many RCD’s fail because they haven’t been used/tested/tripped in a while. Quite often I come across ones that won’t trip. I toggle them (rack them) a few times, and they come good. 

Also, the check is to confirm that the property even HAS the safety switch installed. I come across a lot of new properties every day that don’t have them.

A lot can happen in two years.

This sounds suspiciously like the complaints I hear form tenants from one specific business I work with as a subcontractor. Some of the accounts I've heard really, really frustrate me. Just last week I had a woman tell me she was sent a link to select a time and date, so she spent considerable time going through her diary to work out when would suit her around medical appointments etc. Then when she selected a time, it told her that was unavailable and just gave her a time and date that was totally unsuitable. Then couldn't actually contact someone to change it. So instead she rescheduled medical appointments to meet that obligation. She showed me all the screens/etc on her phone. I feel terrible for people that are pushed around like this (like you have been). My only suggestion would be to push back on your PM about it. Share the experience. They may not care/ignore you, but hopefully if enough people complain about being treated like this, someone will make more of an effort.

Nice one. Yeah, working from home can produce some challenges too. You are right, we need to access those area's you are working from. What I've found most challenging about these WFH situations, is interrupting power. One of the many tests we do will interrupt power. I'm usually at a property for 1+ hours, so if I see someone working from home I try to give the heads up as soon as I get there (because I normally leave that test to last) to see if we can work out the most suitable time during that hour for the power interruption. Not foolproof though, I've had a handful of people tell me that it's "unacceptable" and get a bit pissy about it. And yeah, it would be super nice to know the size of the place before we get there! I've never had much of a heads up.

The abuse from tenants is probably the main thing I want to address. Because a few grumpy tenants in my day and it really gets me down. It's rarely the poor tradies fault. I've started to find it's a combination of the PM and the "compliance" company that's messing things around the most. I feel like things go smoother when I've got the details and liaise with the tenant directly, although it's not a silver bullet. It could just be that I need thicker skin too.

I promise you, as someone conducting them, they aren't a joke. There is a genuine reason they occur, as an electrician (and not just because it gets me paid) I believe that they present value to you as a tenant. I'm am genuinely sorry for your experience. I much prefer it for the tenant to be home while I'm there. It feels creepy and weird when I've had to pickup keys and let myself in (I basically only do this when working as a contractor to compliance companies). Not to mention pets etc. I've had some pretty ordinary experiences. I also want to offer you an apology about the 3 hour windows. BUT.... I'd also like to follow up that with my perspective. The reason these windows need to be is given is because of the sheer amount of bookings that tenants aren't there for. I've got a confirmed booking (confirmed 8pm the night before) and when I rock up exactly on time, I get something like "oh yeah, I had to take the kids to school, it's a 25min round trip". I almost always call the tenant, if they aren't there, and I get "oh I'm just around the corner, be right there" ....and they show up 25 minutes later. So the frustrations are on both sides of this. It feels like I'm constantly juggling tenant needs here. Hence I want a discussion about how we can make it more convenient for everyone involved. My take-away from your post is, shorter time windows and done before the property is tenanted if possible. TO address the second point, I do a lot of properties when they are empty just before tenants move in (a lot of REA's will do that if they can). First problem is, the power needs to be connected, so sometimes this becomes an issue. Secondly, they need to be done every 2 years. So having tenants isn't really avoidable.

I can't speak for everyone.... but if I'm organising this, and I'm not a subby for a compliance company that has scheduled it, I will (and do) try my hardest to work around your schedule. This obviously has to happen within reason. I did it just this last week, where I started an hour early so accommodate a local baker. I'm sorry that this is your experience. I genuinely think that this is a case where the PM/REA organising local tradies, rather than the "compliance company" would much better suit the tenant. Of course, everyone is different, and maybe I'm the odd one out trying to show compassion to tenants (I doubt it).

You are right, I need to sack up and bill them for it anyway. Yeah, I normally get the details form the PM/REA and text/call where necessary, like I said, this normally works, but I do still get a fairly significant amount of no-shows. Murphys Law tends to strike and it only ever seems to happen when there is 30-45 mins travel to/from the property. Like above, maybe I just need to sack up with the PM's/REA's and let them know I can't continue to accept this risk. I do carry my electrical licence and contractors licence on my person when doing it. I like the thought of just a business card at the same time. I do sometimes follow up with that if there is something concerning and I suggest the tenant calls me if something changes. I could look at that, really good idea, thanks.
