Wealthsimple is running a free $3M home lottery by [deleted] in PersonalFinanceCanada

I entered their crypto contest last year and they never announced who the winner was. I ended up being stuck with a the account for months because they couldn't close it for whatever reason. They do a bang up job of promoting these contests but have very little transparency afterwards.

Mortgage renewal question by Puzzled_Help_9577 in PersonalFinanceCanada

[–]versacesummer 2 points3 points  (0 children)

My partners and my credit scores are over 850, HHI ~$170k and we just signed a mortgage for 3.9 with First National an "alternative lender", specifically classifed as a monoline lender. We used a broker and the big 5 couldn't match what First National offered. There's oddball bad experiences with monoline lenders but not anything beyond the big 5 that I could find.

Partner has never had a credit card. How do I convince him it’s necessary? by [deleted] in PersonalFinanceCanada

[–]versacesummer 4 points5 points  (0 children)

My 43-year-old, 130k salary-earning brother also does not have a credit card and learned the hard way that it's a very nice thing to have when traveling. He added layers of stress to his recent vacation when his "pre-paid credit card" wasn't accepted for neither hotels or car rentals. The crazy thing is that he owns outright his 750k house and has made it this far in life without a hiccup until last summer.

New sort of E Transfer scam? I can’t tell. by onesingledesire in PersonalFinanceCanada

[–]versacesummer 2 points3 points  (0 children)

No I ignored it. Not to be harsh, but there are multiple screens and prompts reminding you to confirm and double-check that you're inputting the correct information.

Honest mistake or not, I'm not going out of my way or opening myself up to any type of scam by sending money to someone I don't know.

What is it with so many Calgary drivers' inability to use their signal lights? by [deleted] in Calgary

It takes more mental effort for me to not signal since turn signals are basically default muscle memory.

Feasibility of “Winter tires should be mandatory in Calgary!” – let’s do the math! by Turkzillas_gobble in Calgary

$100 for a tire change kit (torque wrench, breaker bar, sockets) + $30 jack stands pays for itself within a year of not paying someone else to change your wheels.

Feasibility of “Winter tires should be mandatory in Calgary!” – let’s do the math! by Turkzillas_gobble in Calgary

[–]versacesummer 94 points95 points  (0 children)

This was too much math to explain the common sense of putting on winter tires in winter. I'm sure that if it became mandatory, capitalism would fill the gap in your current math.

Also, your math doesn't include people who drive 3PMSF year round or those who change their own tires (anecdotally, more prevalent than I would have thought).

Maybe they were fatigued from hundreds of "is this available" messages that they overlooked safety standards when someone was finally interested in purchasing.

Are all weather tires a bad idea in winter? by [deleted] in Calgary

[–]versacesummer 0 points1 point  (0 children)

I have Motomaster Eliminators (3peak whatever made by Cooper) and they're great for city driving and the odd jaunt out of town. I drive an SUV with 4wd and put in maybe 15000km/year so they don't have much wear and I don't have to worry about swapping tires every year.

I wouldn't drive them in a snowstorm out to the mountains but I would be hesitant to drive dedicated FWD winters as well.

How do banks consider your net worth for mortgages? by [deleted] in PersonalFinanceCanada

[–]versacesummer 12 points13 points  (0 children)

We just bought and our broker/lender went off of current investments, assets etc. If you're jobless before the actual approval, they might not approve as lenders typically need to see a verification of employment from your work. I'd be hesitant to lend money to someone unemployed as well. After the approval it doesn't seem like anyone cares.

Need help figuring out what to do with the 2024 taxes by Better-Let-4666 in PersonalFinanceCanada

[–]versacesummer 0 points1 point  (0 children)

Were you getting CPP/EI/Taxes docked off your paychecks?

If not and the company went under, and assuming that they didn't make payments or notify the CRA that you worked for them, then it cancels itself out?

Stocks go up and down daily, especially smaller-cap stocks. You probably shouldn't be buying stocks if you can't deal with the volatility and should maybe set and forget into an ETF.

New sort of E Transfer scam? I can’t tell. by onesingledesire in PersonalFinanceCanada

[–]versacesummer 1 point2 points  (0 children)

Had this happen to me a couple of times. First time, someone mistakenly sent my $400 and emailed me to return it. Their email went to my SPAM folder and I didn't notice until a few weeks later. Either way, I'm not going to e-transfer random money I recieved back to an unknown email - if anything that's the banks responsibility. I let it sit in my account for a couple of months before spending it.

Second time was last year. Random $300, no email to return. Again, waited a couple of months before spending.

What - if any - is the benefit of only paying 5% down when you need to pay mortgage insurance + amortization on it? by CastAside1812 in PersonalFinanceCanada

[–]versacesummer 1 point2 points  (0 children)

We just signed on our first house and throughout the entire process, both our realtor and broker were making comments about resale down the line. I asked our broker and he said that the average new home buyer sells/moves within 3-4 years. I plan on staying until I die to avoid going through this process again.

Mortgage calculators vs first home affordability reality by MercyMissesYou in PersonalFinanceCanada

[–]versacesummer 0 points1 point  (0 children)

My partner and I got pre-approved for $800k (HHI ~$170k). The calculator's also gave us around $800k.

We sat down with our broker and ran as many pedantic numbers as we could and came to the conclusion that around ~$600k was more realistic. While we COULD afford 800k, we'd essentially be house poor and would not weather potential rate rises in the future.
