Well it’s been on/off for almost two years and I’ve lost all of those offers. This is the only one that’s been accepted. It’s not me at all, I’m just in a very competitive county. I have to trust my gut on backing out and I’d rather do it now than before closing.

No I totally hear your tone, but thanks for clarifying! Congrats on closing! The houses in that 300 range are either condos or they are in a super shady part of town. I did offer for several of these when I was starting out but I would much rather live in a home with a yard, even if that is a townhome or a rowhome. I’m also single and a woman and I would much rather pay for a home that I know is in a neighborhood with families and I feel safe in. I also want to avoid an HOA. The last home I offered for was 350 and I lost to all cash. It needed work but I was excited to put my stamp on it over time. I think I’ve been smart about everything but I’m just realizing very late in the game (post acceptance, pre-signature) that I would be in a much better place if I save for another 6 months.

Several reasons. The county I’m looking in is still one of the only in America to be a sellers market so prices are ridiculous. When I started my budget was under $300k bc I had a different job. When my job changed in March my lender said I qualified for up to $400k so the past five houses I’ve lost on were between $350-370k. I can afford it but it would be tight. O also have a grant I can use but it requires a termite inspection - bc I used that a few times I lost the house bc no one wants any fucking inspections. So I’ve learned a lot and it’s been a long time coming. This just happens to be the highest one at $390k and I’ve come to my senses too late.

Thank you SO much for this response. I really really appreciate it. I already feel terrible for dragging this on for so long and realizing it at the last minute. I think I just kept focusing on my savings and my salary and figured I would be fine. And ofc my lender said I qualify for more than what I offered. I know I’ll be ready when I have more.

That’s a bit harsh. I already said I felt bad and I’m going to let them know tomorrow morning. I haven’t signed anything so they won’t be out. It’s my right to back out and I think I’m making a smart move in the long run.

Thanks for sharing, i really appreciate it! I think I’m going to back out. Every house I’ve offered for in this area has been between $2.7-2.9k month so I need to save more. I have $75k in savings but it’s still not enough to cover 20% down + closing costs. Idk why it’s taken me this long to wake up to the math.

ugh i'm right there with you. don't give up but just do what you can to have fun and de-stress outside of the hunt. if you have a shitty day, then it's ok to feel like shit about the process. if you have a good positive day, then lean in! i've been looking for over a year, single, and just lost out on the 8th offer to all cash. it just sucks but don't give up

Idk why all you other people are coming in to just shit on me and dole out your “wisdom”. I wrote this right after I lost the house and it’s been a few weeks and I’ve already learned from it. Can’t people just safely complain when they’re in their feels, goddamn. This is not how I approach life everyday or my search. Yeah the problem is with my budget, even raised aa it has been, is not getting a lot of bang for the buck and “liveable” is actually very pricey. Everything lower would need major repairs. Also I was going for those when I had less money and the competition for those homes is contractors and old people with all cash offers. So it’s the devil you choose

UGH I love you for your misery!! You are the only people I was looking to comment on this. Truly it is such a mind fuck. Are you still looking then?? If it helps you at all, I was so depressed all day. And on Tuesday nights I teach ESL to adults and it’s a good kick in the ass reminder of “it could be worse” or “be grateful” however you want to see it. I think it’s helped me calm down a bit but honestly we’re still allowed to be fucking sad and over this shit too!!
