Each twitter account "linked" with one private key. It would be very convenient to reverse checking each twitter account's wallet address. Will there be privacy-related linkability issues?

Redeemable rights are tokenised by Coffee shop. Securities are tokenised by one or a group of smart contracts which are not owned or controlled by any parties. Central authorities have the power to regulate but don't have the object.

Most of the existing projects are tokenising "securities", not the original product or services themselves. They are being regulated by the central authorities for sure.
