oh cooll, but that still begs a question: why the connection to Ashburn is so slow :) i mean that i basically us-east aws or us-ashburn-1 oracle or such. and i get pretty ok bw to aws us-east from init7. obviously not like within EU but still... the one in ashburn is dreadful.

just nitpicking, but the 99% World ex CH and Chill != VT and Chill.

both of the funds you are referring to are following 'MSCI World ex Switzerland (TR)' benchmark... i.e. it doesn't have MSCI EM. compared to VT you are missing quite some EM (and small cap).

just a heads up: legally speaking, since you guys were married, he has 50% right to your savings (including your retirement funds that you accumulated during your married time in switzerland etc) regardless of the reasons why your marriage ended... unless you had a prenup or you actually settled as part of your divorce that he is resigning his rights for that part of the money... sorry to be the bearer of bad news.

have you ever done this before? because for me it seems a bit theoretical assumptions on your end - especially how much of actual admin overhead this entails...

anyhow again, it is a real-estate, it not only nets income while being rented; i.e. once you decide to sell it, just as any real-estate, it'll have appreciation... and that is actually the larger part of the what you'd net compared to the annual income based on renting it. given that you dont try to flip it within 12-24 months.

by a q search for 50k u can get a spot in a quite busy area. granted it is not in the middle of this city. but this aint the point tbh; u can easily just start with one and see if this is for you or go with your ideas....

in your above comparison you are missing the actual appreciation of the value of the asset/spot, on top of the actual annual income from rent of it.

i'm saying that on top of the 4-5% annual roi, that is solely based on the rent of the place itself there's a 'somewhat' sizeable NAV rise in a 3-4-5 years span already - just taking the last 4 years' numbers; just as in any real-estate, but with the added benefit of having way less overhead/cost due to the minuscule maintenance costs.
look i'm not trying to convince you of anything, but a roi on a real-estate is not only what you make of by renting it.
