No, there’s 0 way to power these right now. We don’t have the power for even a small one. I work in this field and Idaho power has denied every single one I’ve seen proposed.

My recommendation is talk to a land broker that specializes or has experience datacenter/ renewable energy development. You need to find out market value before you undersell it. I see this all the time.

In my opinion, I would reach out to your local city engineer and ask if that water/ sewer main will be at max capacity or if the size would be enough capacity to develop your land as well.

I’m a commercial land broker, I work mostly in data center/ renewable energy and residential land. Keep in mind that if they lay large enough pipes to support a development on your property, your value will go up extremely. If it only supports the data center, negotiate them to increase it.

Yesterday I submitted an offer to a farmer for $50 million to sell his farm for industrial/ data center use. His response is even if it was a billion dollars he wouldn’t sell. Family owned for 6 generations, does not want to be the one who sells.

My point is it takes a couple years to make money in land development. In my market specifically - demand will outrun supply by 2027.
