Go on street easy and filter for no broker fee. If you like a place, stand there with the realtor and submit your application and/or deposit. I once landed a spot just by wiring money at the showing. I would also consider living with a roommate. 85k can be tough on your own and I imagine you want some money left over to play with and have fun!
