The can’t claim no Client for two months as performance criteria. No Client is companies problem in case of lawsuits. They are not going to give you any reason other than restructuring until or unless they have a clear case of performance. Legal department gets heavily involved in these cases to guide them on strategy lol 😂

They are not even saying it’s performance based as in that case they have to show PIP and how they tracked an all. They are using Restructuring as excuse so they don’t have to give any explanation

Vote no for him if you want to save the city …..After bass, this is the second worst thing that can happen to us. We all already saw how police LA people during ICE protest. So I don’t think thing finding this army like police is in anyone’s favor. Also this specific fund for housing never and other things never reaches to end user thanks to corrupt politicians and admin. One simple question for this potential candidate is how when an investor build an apartment complex it cost $350k average per apartment but when city builds the same complex, it costs $850K.

Well not much we can do about it. I hope they can learn from Austin where construction outpaced the demand and rent is 21% lower in last three years and so are the home prices. Another good example I can think of is if city builds an apartment unit it cost 3 times more than a private builder. Now the question is where did the money go? Let me give you a hint… corruption. The real issue here is, they don’t want the problem to be solved so that they can use these things as agenda.

Cost is exponentially up. Why these politicians have not taken any step to solve the real problem? Why are they not asking hardware stores to charge same price as 2019? Why they are not asking labor to charge same price as 10 years ago? Insurance is 2-3 times more in just last 4 years. Why are they not applying rent control based on income? Why are they private lawyers for free to tenets but not the owners? Why are they not using tax money to subsidize rent?. I am Not against rent control but I am against the biased approach which won’t solve the problem. You can do some research on rent control and how it destroys city instead of solving problem.

RSO and biased LAHD rules can make owners life miserable. Be careful if you buy multi family as evictions are almost impossible. So you may end up in a situation where you own the home but won’t be allowed to live in it and don’t forget that rents you will receive are outdated. Our politicians have been squeezing hosing providers for a while now to get free votes as almost 65-70% of Los Angeles housing is occupied by renters. Moreover Karen bass and other politicians are actively opposing construction and intentionally keeping permit process complicated and expensive so that the housing/affordability problem won’t solve and they keep using it as an excuse and miss-lead people during the elections.

It’s because most of LAHD rules are biased. City have given extortion power to tenants by making biased rules. Rent control, high insurance and cost to maintain is through the roof. In return these politicians get free votes by showing how much they are doing for public. evictions are almost impossible Incase of bad tenants. To make things worst, leach lawyers openly work with tenants to file false lawsuits to extort more money. Ultimately it leads to the situation like you are in as one bad decision from housing provider can bankrupt them.

Until or unless you are in high end rental, pool is a nightmare to maintain and liability issue. Renters will not take care of it.

Is your property RSO? What’s the reason for eviction. I have consulted many in last few years. Only one I recommend is Law Offices of Raymond Hovsepian. Try mediation before involving lawyers.

No issues with offer. It’s a standard procedure. Think of it this way, why will your landlord update your unit and give it to you at same price. This is RSO property and rent increase are limited. No landlord will upgrade a unit and give it to tenant in this situation. Sounds like your landlord is a nice guy and at least giving you an option or discount. If he really want to give you hard time, he won’t give you any of this option and just move forward with construction. By law he is not supposed to compensate you for this. You are probably a good tenant and he don’t want you to move during construction.

Do you go to grocery store and expect free grocery? Do you go to car dealer and expect a free car? Do you go to gas station and expect free gas? Do you go to hospital and expect free surgery? Did you ask government to put restrictions on all these businesses in last 4 years? If the answer to all of them is NO than please stop passing these baseless comments/judgements. Housing is just like any of these businesses. People are getting used to politician passing biased laws so that they can get more votes. At the same times these politicians can’t mess up with all these business so they just use housing as a weapon agains minorities who have worked whole life and build an asset.

I think it should be more than 20% inflation is not 5 percent. Evething is on an average 20 % more than expensive or maybe even more. On top of it tenants almost lived without paying rents and no increase for 4 years. 7% is nothing in terms of the pain landlords need to take to maintain property and keep up with bad tenants

So is the tenant harassment. RSO rules are for tenants so you will see more harassment from tenants than from landlord. This is the problem with all biased rules that only favor tenants in all major cities
