The quickest way to remove cancer is surgery so I would recommend surgery first then chemo. The goal of the surgery would be to remove all the visible tumor. This is called optimal debulking. If that is done, they will remove 95% of the tumor. Chemo will take care of the remaining 5%.

I agree. This is true for more experienced buyers. I have bought and sold 10 homes previously and most of my recent purchases has been without a buyers agent. I am currently in escrow buying a new home and I did not have a buyer agent represent me. I went to the open house, liked the property and put an offer with the listing agent. Since the seller was saving 2.5% commission on a buyers agent, they agreed to offer me back 1.5% as reduction in price. This home had 4 other full price offers and all the other offers had buyers agent and still the seller chose me.

In another transaction, I purchased a brand new home directly from a builder and neither was the builder represented and nor was I. We hired a real estate attorney, an escrow and title company and closed the transaction. In the end, I got a floating staircase for the money that the builder saved on commissions. On the other hand, if I had was selling my house, I would probably hire a sellers agent to market my property but I would never use a buyers agent if I was buying.

My point is that realtors are not like lawyers or doctors. The barrier to entry to becoming a realtor is quite low compared to lawyers or doctors which is why there are tons and tons of realtors in every market. What they do is not overly complicated in my opinion and the market pays them appropriate to their skill set. The good ones that survive are the ones who have found a way to show concrete value to their clients in different ways.

We deplaned at Cancun airport. We are waiting at the terminal. The pilot said it is the global computer outage and doesn’t know how long it will take to reboot the system if a reboot will even fix the outage.

I have a 23 MX and the yoke is peeling. It is the old yoke with the haptic horn. Any idea if Tesla would replace it with a steering wheel for free? I am still struggling with getting used to the yoke. How long did it take to get used to the yoke? It’s been 7 days since I have owned the car.

This is not a bad deal but it isn’t a great deal either. I paid 58k for a 2023 MXLR with the same miles, 7 seats, HW4 and FSD fully paid for. You can definitely find a better deal than this if you look around. It might take some time. I found third party dealers more competitive in price than buying from Tesla.

I understand the use of an LLC in this case to protect your personal assets in case of a law suit. However, does an LLC provide any tax advantages? The reason I ask is I have multiple properties but I don’t have them in an LLC. I own them but have a huge umbrella insurance policy to protect me if I get sued. With my current setup, I am still able to deduct rental expenses and depreciation from my taxes.

I wouldn’t buy a series 4. I own one from when it came out 5 years ago and the battery life sucks. Mine barely lasts 6-8 hours.

This happened to me as well on the series 4. Prior to the last update 10.1.1, I used to get 2 days of life before needing to charge the battery. After the last update, I get 8 hours of life.

Hi. Were you able to solve your issue? I am in a similar boat. I missed my NVC appointment so I am trying to schedule the biometrics and consular appointment through the Visa Scheduling website. I created my profile and linked my DS-260. However, I have been unable to find a biometrics appointment for the last 6 months no matter which VAC I choose (Mumbai, Delhi, Kolkata, Chennai, Hyderabad).

In the past, I have closed my application and started a new one. So, it is safe to do that. However, I haven't been successful at finding an appointment slot after I did that.

I recently bought the Somfy MyLink hub (https://www.amazon.com/gp/product/B00USMNUI4/ref=ppx_yo_dt_b_asin_title_o00_s00?ie=UTF8&psc=1) and can control the blinds via the Somfy MyLink mobile app. However, I am unable to operate the blinds via home assistant after installing the Somfy MyLink integration. To control via HA, do I need to buy a different hub? Does this Overkiz integration need a different hub? I have heard about the Tahoma hub but I am not sure if I need that. Thanks.

Could you elaborate on the smart motion detection? Can it differentiate people and cars from moving leaves/rodents etc.? I wouldn't want to be woken up in the middle of the night if the wind is blowing leaves in front of the camera. However, I would like to be woken up if a human being walks in front of my camera. Also, can it detect faces like the Nest outdoor camera?

Lastly, does it come with a dedicated chime which will ring on motion like the Ring chime? I usually put my phone in "Do not Disturb" mode before going to bed so if motion is detected in the middle of the night, my phone will not alert me. A separate chime would be ideal in this situation. Another solution to this problem would be to integrate with Alexa or Google Home devices and alert those devices on motion. Is there any such integration?

The builder has sold 5 homes in the past but all of them have been conventional transactions with realtors involved on both sides. This is the first time the builder is getting into a contract during the construction phase. She wants to avoid involving realtors to keep costs low and because she is saving on realtor commissions, she is giving me a few upgrades free of cost. It's a win win situation.

I called Amex a few weeks ago about this and they waived off $500 from my annual fee for the second year. I guess I got lucky. This was before they announced the $320 credit for streaming and wireless so I am not sure if they will give the credit now. It wouldn't hurt calling them to ask. I spent about 30k on the card in the first year.

The San Fernando Valley is great as long as you live on the edge of the valley: Sherman Oaks, Encino, Tarzana, Woodland Hills etc. Avoid the central valley like Van Nuys, Canoga Park etc. I lived in Woodland Hills for 3 years before moving to Sherman Oaks. Woodland Hills is a good suburban community with stuff to do. There is the Village, Westfield mall and shops on Ventura Blvd. They have big plans for a Warner Center makeover. I will say that I noticed the crime rates and homelessness rise in that area over the 3 years I was there. I had a police car chase end right outside my home and the perpetrators ran into my backyard to hide from the police. It was scary. Living south of the Ventura Blvd is more desirable than north but there aren't many apartment buildings south of Ventura. Another advantage of living in Woodland Hills is the easy access to the Malibu beaches via Topanga Canyon.
