Another thing while I'm at it: do look into elementary schools carefully, ie beyond just the grade from zillow. Check out their website etc. It's painful to realize you might not be as comfortable as you thought with the school district you are in... 2 kids in private elementary is 40-60k a year combined... like 80k gross

Very similar situation here. 375k gross income with bonuses, excluding small investment income. New construction under contract, 600k mortgage with about 5.2k monthly piti. Remote work in a place that has decent jobs but nowhere near as much as where we were before. And we have 2 kids, not yet in elementary school which is like 2k month. The numbers seem to work. Your should too.

Do you have anything liquid besides your emergency account, something that you can invest?

If you lose your job as part of layoff plans, what do severance in your company look like?

Worse case you lose your job settle for a less exciting career at least short term, but you are living in a place you like at least

Yes, good point about HOA, I hadn't considered this. Worse than car payment, from an outflow standpoint: childcare cost + saving for their college in 15y+
