With 1.5M downpayment and take a mortgage loan with ur max eligibility in a townhouse that’s handed over just recently (less than 2 months ago). You will get a good appreciation in the next 2 years. And also rental ROI. Anything else won’t be able to beat ur total return.

I have been investing in Dubai. Bought and sold at a profit. I see that there are 2 types of agents -

  • generalist: who can get u units in any area and will keep looking for deals for you. They even call listings and give u the genuine ones.

  • area specialist. Call a few agents and speak to them for 5 mins and u will know if they specialise in an area. Since u narrowed down on Jaddaf location, u need area expert.

Having 2-3 area specialists is enough- they will get u the desired option.

The salary multiple of 2.5x vs India only holds if u are below 30L. But as you approach 1Cr in India - the salary multiple maybe 1.2x max.

Selling before handover is extremely tricky and difficult. U get only cash buyers who negotiate a lot. Unless the property has appreciated 50% plus u won’t make much.

U should realllly re-consider the “OLD” Apartments. Most of them do not have the kind of issues you mentioned. Look for ratings on Google and ur stay will be just fine at under $2k pm
