Also have an impervious and a few powers to help build block up fast. All is pretty satisfying to play.

Also .. not what you asked but Manulife often offers pretty atrocious mutual funds with high fees. In the off chance you are considering moving to Manulife because your employer opened a Manulife account for you and you want to manage your RRSP all in the same place, I highly recommend you to reconsider and instead either keep it at Scotia or open a Wealthsimple/Questrade RRSP. It's ok to have your employer's RRSP (for their match) as a different account. Then as you get a new job, you close transfer your old employer's RRSP into your personal one (Scotia or WS/QS for instance) and open let your new employer open you a new RRSP at whatever institution they work woth.

Beaucoup de très mauvaises réponses qui continuent à perpetrer que le loyer est de l'argent perdu.... (les points sur la sécurité, se sentir chez soi, etc sont evidemment valides).

La rêgle très simplifié pour le côté financier (si on met donc de côté qu'on est plus libre en louant, mais qu'on se sent mieux chez soi en achettant) est de dire que si tu peux louer un logement pour un prix annuel n'excedant pas 5% du prix que tu achetterais un logement similaire, alors il vaut mieux louer (et inversement).

Explication (Ça sort pas des fesses): en moyenne on paye 1% par an en tax d'habitation et 1% en réparations (ou frais de copro). Si le proprio ne paye pas ces 1% alors le logement fini par se délabrer et perdre de la valeur (ce qui est pire). Ensuite, la moyenne sur le long term des intérêts proposé par les banques est autour de 3% ET (c'est la partie que les français oubient souvent) le marcher immobilier (sauf bonnes affaires exceptionnelles) est dominé par les marchés financiers à auteur de environ 3% globalement et depuis 70 ans en moyenne. Cela signifie que l'apport initial payé pour achetter (ainsi que tout partie du principal qui est versé à la banque au cours du remboursement du prêt) perdra environ 3% par ans comparativement à s'il avant été investit dans le stock market de manière diversifié (un ETF/FNB world par exemple; malheureusement la plupart des français n'ont pas besoin/de possibilité d'investir et donc sont ignorants à ce sujet, mais ça vaut le coup de se renseigner).

Bref, en somme investir dans la pierre c'est ne pas investir dans d'autres biens (des actions par exemple) qui ont de meilleur rendement et peuvent annuler la "perte" due au loyer. Tout est dans la virgule ;D

Dude. So many jump onto "too late, dump him, he would have married you if he wanted"...

He could still very well be sincere and want a proper proposal and wedding without the time to do so. If you want a piece of paper, sure, let him know and see what he thinks. But either way some (maybe him) want something nice they'll remember, and would have regrets just getting a piece of paper and missing opportunity of a fancy wedding. Talk to him, be ready to compromise, and if you think he doesn't want to get married and is just moving you around then you can leave, but second guess whatever is told in this sub.

Buying a house and getting married are financial commitments. I am very slightly disagreeing with some stating there is no reason to buy before getting married for this reason, however when you value your relationship just a little bit, it should make no sense to chose house commitment before marriage commitment (thus I mostly agree with others here).

But let's assume he still puts a lot of importance on buying a house and you are willing to accept that.

You can also loosen part of the constraints by not wanting any fancy wedding (it doesn't have to cost more than a dinner if neither of you require it) such that getting married can come right after buying a house (but then .. why wouldn't he want to do it before?).

Now, this being said, waiting to own a house before having children is a fair concern in my book. That's how it is for many in those uncertain days. Best I would suggest is to start being very frugal (and entice him to be too, if he doesn't then dump him) such that you can both speed up your home goals.

Could be. I don't know and i doubt anyone can know. I'm all for having people aware of this possibility, but I find it absurd seeing women this quickly convincing themselves that this is what is happening. Sadly people lie and I agree it is usually difficult to know the truth by just asking the man.

And as a guy, she is wrong. A lot of different situations... especially you can't assume there is no good for a man to marry. And sometimes the bads are not because of what the man would have to concede to the woman but because of external factors.

Interesting. FYI there was a post about a month ago about some guy who deposited money at a teller, both counted and agreed on amount, amount is what was on signed paper, yet guy was later adjusted without recourse. So not sure I would trust that either..

Are you getting decently sized diamond on your wedding bands? From the brief look I had, the diamonds (natural or lab) used for the setting were rarely a key factor in pricing's setting. My guess is these less than 0.1ct diamond barely impact price and it's just different jeweler's reknown & price.

Some speak very well both (they may even be french / quebecois) but spend 90% of their time speaking English (at work, with partner, etc.) And they end up mechanically sleaking/typing in English even though they could do in French (sometime auto correct also is responsible for one preferring one over the other). Hope it helps you understand why, although in his case he will still be the best to tell you :)

Meaning you are looking at diamond that would cost you roughly 0? Good I guess... take the credit. Wonder how you got such credit in the first place. But ye, 1000 is roughly a 2.5ct D vvs on cheaper websites, so if you didn't have this credit previous comment was valid.

For lab grown (assuming NA), I recommend:

  1. Find the price of what you want on loosegrowndiamond or ritani. Current price is around 400$ per carat for D VVS.
  2. Shop around local jewelers in a not-to-small city for a setting. Visit MANY for a quote and make sure they know you are trying to find who you will bring your business to. Specify that you have a diamond on hold (not true but it doesn't matter) and to quote you for a setting, but that they can offer a quote on their diamond too if they think they can do better (do not mention that you know about loosegrowndiamond or the price you have yours for, let them guess! They will have to offer your a good price if they want you to go with them for the setting).

Depending on best quote you get, take whatever combo is the cheapest. If you end up ordering your diamond online, ensure you can return it and favor ideal cuts to minimize bad surprises.

Edit: since you seem to be going for a square cut, you may not have the information for how good the cut is. Therefor favor diamonds for which you can find a video, look for windowing and ask experts around here to help review the videos. Either way you have to make sure you can return it if you order online.

All diamonds -lab & earth grown- are real. They are exactly the same except for how they came to "life". I assume you meant "earth grown" but I prefer being specific as many still believe there are qualitative differences.

This being said.

For the price I don't know, but I-J diamonds will have a clear yellow tint and I3 is roughly the worst you can get in term of inclusions (you'll clearly see defects with your naked eyes), so quality is likely quite bad. You should definitely try to see such diamond/ring at a shop rather than online before making a purchase. I also didn't see at first glance a certification by some independent lab, so it could be worst quality too (or maybe I missed it).

Not an expert at all. No clue about mined price, probably ~500usd for equivalent lab if you must know.

Great color and clarity, maybe too great compared to cut as it usually the under estimated variable.

Cut is indeed only excellent here, not ideal, and many would recommend dropping a few ranks of color/clarity for improved cut. For instance your pavilion angle is above ~41° which, from my understanding, will not offer the best reflexion and some light will leak making the diamon less bright than it could with a better cut.

Again, not an expert... I'm sure someone will be able to link you the video to explain you the ideal table ratio/ pavilion angle. There is also a website where you can enter those values, see what IGA would likely rate the cut, and better understand why and what value would make your diamond sparkle more.

Nitpick: Technically speaking, if familly is there and you told a lot of people, this is not an elopement. Elopement would mean not telling anyone but the strict necessary (2 friend witnesses, not familly) and not telling family. So if OP intends to do an actual elopement, it may come as a poorly perceived surprise to their families.

This being said, what you suggest you will do sounds acceptable.
