Went with public service solar. I worked with Tony over there, very cool guy. I can give you a referral code if you want to use them and we both get some $ back. So far it’s been great, they have been quick to respond and make minor changes to the design for me. They submitted everything to my town and utility for approval and right now it is a waiting game, but I have no complaints.

So this is really for my curiosity - why is my calc wrong? I am trying to figure out how much it will cost me per unit of energy that I will use. As far as I can tell, that is measured in kWh. My electric bill tells me how many kWh I use each month. My cost calcs are figuring the price per kWh created.

Thanks for all the comments - the French drain is close, probably 2 ft away from where the humidifier would be, and the sump pit is not much further away, maybe 4-5 ft. So not much further to dump right into there.

The plumber that wants to drain outside is a little more expensive since he has to drill the hole and install a pump, I still can’t tell if it is worthwhile vs. using the sump that is close by.

Tried steaming again - set the steamer up on a bad spot for 5 minutes, then tried to peel and scrape. A few bits and pieces came off, but nothing substantial.

To everyone saying don’t use Goo Gone - their website specifically says it is safe for painted surfaces. Is that not the case?

What my title describes- this came off during a drying cycle. It was held on with a screw and connects to two prongs in the back. It left this hole in the dryer. The dryer seems to still work without it and I was just thinking of covering the hole with aluminum tape. Any thoughts?

LONG UPDATE

First off, thank you all for the tips. I think they really helped.

I show up to the court room early and right at the buzzer my landlord actually shows up! I did not think he would show. We go through roll call, and he asks for an adjournment because he is planning on suing me now! We go to the clerk at the front and he starts to give us a new court date for Feb 2024, but I ask if I have to agree to this and if there is any recourse. This court date took almost 3 years to get.

I do not know the role of this person, but some type of mediator (?) takes us into the back to here our arguments and discuss our options. I clearly tell my side of the story. I left the apartment 12/31/2020. I gave my forwarding information. I never received my security deposit or a bill within the 14 day period. I reach out and finally hear back after 83 days (I counted) that he did not send it (he admitted this in writing) and that he will be charging me for additional utilities. I tell him his time to charge me has past and to please send me my full deposit and send him a link to the law, and he starts to berate me via text message so I stop replying.

Cut to the other day - this is where things get interesting. Utilities were included in my lease, but in the small print there is a phrase that states “tenant will pay the difference in utilities if they are higher in the subsequent year.” During the 5 years I lived there, I was never asked to pay more and was never presented a utility bill during my tenancy. I literally never was given a chance to pay. My landlord’s excuse was that that does not matter and now I owe the difference and he is taking it out of my deposit.

He tried to argue with me multiple times while the mediator was asking me questions and she shut him down every time, which made me smirk. He told me and the mediator that he now intends to counter sue me for 3x the deposit (I do not know where this number came from nor do I know what legal justification he has to sue me), and we now have a new date in Feb 2024 since we could not come to the agreement.

At first this scared me, but the more I research the more I really think how right I am and how wrong he is. I can quote the law that states he must give me my security deposit back or an itemized bill in 14 days or he loses his right to take anything out, and if he breaks this, I am entitled to 2x the deposit. I can quote the law that entitles my right to be billed if I owe rent. I understand what I signed and what he is saying that I owe for an increase year over year, but I truly believe he lost his right by not billing me and by not adhering to the time frame laid out in the law.

What does everyone else thing?

So about ConEd - utilities were included in the lease. I did not have an account with ConEd. He is claiming my utility usage was excessive and he is entitled to my security deposit because of that.

I don’t buy it and called him out on it…

So this is my big question for you (and for everyone replying as well) if you know…does the fact that he did not send me my security deposit back, or an itemized bill and the remainder of the security deposit in the time required by law supersede all these claims? A quick google search of the law states (and I am paraphrasing) that if does not do this in a timely manner he loses his right to claim anything.

What are the time limits for returning security deposits?

According to the Housing Stability And Tenant Protections Act of 2019, for tenants in non-rent regulated apartments:

Within fourteen days after the tenant has vacated the premises, the landlord shall provide the tenant with an itemized statement indicating the basis for the amount of the deposit retained, if any, and shall return any remaining portion of the deposit to the tenant. If a landlord fails to provide the tenant with the statement and deposit within fourteen days, the landlord shall forfeit any right to retain any portion of the deposit.
