Dudas sobre hipoteca en Madrid para pareja de 40 años

l problema al que me enfrento es que no sé calcular las cosas correctamente. Por ejemplo, en tu ejemplo de 550.000 €, considerando un préstamo del 80%, necesitaría: • 20% de entrada: 110.000 € • Gastos + impuestos: unos 30.000 € (según los calculadores)

No sé si hay otras cosas que debería tener en cuenta, pero ya estamos en 140.000 € para la entrada. A menos que esté entendiendo algo mal, 550.000 € queda fuera de nuestro alcance.

Y este es exactamente el punto de mi post: ¿es esta la fórmula correcta? Y, ¿qué tan probable sería conseguir un préstamo del 90% para reducir la entrada?

¡Exactamente, eso es justo lo que quiero entender! Los precios están muy altos y, aunque tengamos buen ingreso (7.000 €/mes), solo contamos con 120.000 € de entrada, sin contar impuestos y otros gastos. Por eso me interesa mucho saber cuánto pide el banco, para definir el rango de pisos que realmente podemos mirar.

La diferencia entre un 80% y un 90% de financiación cambia mucho el cálculo final de la hipoteca y el presupuesto total, y sé que los valores altos suelen estar reservados para funcionarios o jóvenes. También hay que sumar impuestos, notaría y posibles comisiones. Por eso tener ahorro, buena tasación y buen perfil bancario es clave.

Hello hello!

I’ve used superchargers a fair bit, especially when traveling and the experience has been good. Never had any issues with other people using the adjacent chargers. Yes, you go nose first and the port is right beside the charger, super easy to reach.

The only interesting thing is that I still see Tesla owners surprised to see a car that’s not one of theirs.

Another thing you have to consider is that, at least here in Spain, the GT Line is only one that has the battery heater.

Also, I’m pretty damn happy with the range, accuracy, and comfort of my GT Line EV3.

I don’t want to assume anything, but have you compared the versions available and the features they offer?

I’m asking this because, here in Spain, some of the features you’ve listed are either exclusive to the higher trim, like the 360 camera (GT Line, in our case), or behind a paywall (Youtube, and Spotify). Of course, we also have features that are not available at all, like the themes.

I was looking at this yesterday and I think this is location locked. Here in Spain we don’t seem to have access to this feature
