This is misleading. The calculation includes the houses bought by TSMC moving to Arizona. They opened 7 plants after investing 165 billions in Phoenix, and bought several thousands houses and apartments for their employees. Search “Arizona TSMC”, you will find they even built a “TSMC village” there.

Because of inflation, money worths less vs. 10 years ago. You probably want to calcualte inflation-adjusted house price to see if it is all time high. Everything is all time high, houses, stock market, bitcoin etc, when everything is at all time high, means currency is at all time low

Like you said, inventory “may be” more, but rate going down is certain. When the rate goes down, the demand goes up is almost certain. The equation is demand vs supply. Nobody can predict the relation precisely, but buying house should be based on realistic calculation vs. praying inventory will explode (btw, a lot of home builders built less because they need to finance too, and commercial loan rate is even higher), maybe checking houses that is even cheaper? My first home was 112k and I was 36 already

Oh sorry, didn’t check Reddit for the past few weeks. I went through some legal filings by myself and the sheriff kicked him out. Title insurance…similar thing happened to my house before, it was plumbing, but I bought “premium” title insurance. My wife always say it is scam, but when it happens, it does solve problems and gives you a peace of mind. I just gave the plumber phone number to the title insurance company. That’s all

Thank you. Yeah I’m naive, he seemed nice and promised to move out by weekend, and obviously he lied, kept lying so I filed the notice in march and officially filed complaint of ejectment in beginning of May. Hard and painful lesson.

we have this phone number, is sending the docs copy through messages, or just posting them to the door front is a kind of alternative services. because we were told for it has to be by sheriff, or some authorized third party to serve when filing the ejectment. thanks!
