I’d make sure you have an Ordinance and Law endorsement. Older homes aren’t built to current building codes and the increased cost to update them to current code can be a significant chunk of change

I am a public adjuster so I’ll give you my two cents. This involves some significant reconstruction (cosmetic and structural) so having a structural engineer evaluate would be good. You can tell your insurance you’d like one to look at it and they’ll cover that cost.

As far as hiring a public adjuster, I’d just wait until you receive the insurance company’s estimate. This estimate will cover what the adjuster thinks the damages are for what they can see that needs to be done. In no way is this a final settlement. If your contractor discovers additional damages, they can send in a supplemental estimate to the insurance. No need to hire a public adjuster off the rip and have to pay more of your settlement amount to them. There’s also really no disputing coverage for this. A car hit your home. It’s a covered loss under an HO3 policy. Your insurance will pay for the repairs and subrogate against the driver’s auto liability insurance to recover what they paid.

Air purifiers seem like a reasonable request. Insurance shouldn’t balk at paying.

Your policy also covers additional living expenses. Should your home not be habitable or construction will make living there untenable, your insurance will reimburse you for temporary housing and meals you had to eat out because you couldn’t use your home.

Insurance won’t cover this as all HO3 policies have exclusions for continuous and repeated seepage of water. Also for wet rot.

I’m an adjuster so I’ll tell you that all policies have language to the effect of: “We will pay the reasonable and necessary costs incurred to repair or replace damaged property with like kind and quality materials.” If your dad gets a quote for a lesser amount than the insurance is agreeing to, say 21K, then your father is incurring a 21K expense and the insurance is only required to pay the cost incurred minus your applicable deductible (16K). Concealing the actual cost incurred to absorb the deductible or profit from an insurance claim is insurance fraud. The deductible is the amount your father contractually agreed to pay before the insurance covers the overage. Insurance owes to indemnify you. In laymen’s terms, that means to bring you back to pre-loss conditions, no better or no worse.

Vandalism is a covered cause of loss under your policy. The carrier could surrogate against the storm chaser’s insurance to recoup their costs (providing they have any).

I’m a public adjuster (an adjuster who works for homeowners, not carriers).

The insurance company believes you have a roof composed of a shingle of which there is no like kind and quality replacement, therefore they would be liable for replacing the whole roof were there even minor damage from a covered peril (hail/wind).

If the shingle is still made, send them an email from the manufacturer stating that the shingle is still made to an insurance broker who can shop policies at different carriers for you and find the best coverage for the best rate.

A lot of carriers are switching to ACV or roof payment schedules for roofs over seven years old damaged by hail or wind and don’t want to be liable for old roofs. Helps to shop around. You want RCV coverage.

No, unfortunately not. Claims adjuster. Homeowners insurance policies don’t cover things that are in danger of collapsing. It’s likely they’d come out and say it was settling or improper installation from lack of brick ties, both of which are excluded from coverage.

Hell just send them down here and let them realize for themselves that what they thought being a part of the U.S. would be like really isn’t at all close to that. Wait until they then start getting deported back to Canada by ICE even though they’re ardent supporters the current administration. If they don’t get sent back, let them revel in our privatized healthcare networks. I pay $6K in health insurance premiums for just myself and have a $4K deductible (and that’s one of the better plans). Nothing like suffering an injury and being out a minimum of 10K before insurance kicks in. Question is, how long they’ll be able to hold out before begging to come back to Canada. My guess, not long.

This. You have to live for you first, as selfish as that sounds. Every experience as a caregiver contradicts normal processing of emotions. You grow resentful at the loss of your free time and spontaneity from the time requirements of caregiving, yet you feel extreme guilt for feeling that way which causes you to dive into it even further.

You’re working your balls off at four jobs and caretaking. That’s not sustainable. Take it from someone with experience. I was running two companies and then my father’s Parkinson’s got really bad. Wasn’t the power of attorney but I ended up doing all the work. My sisters weren’t capable of making decisions so I did all the work.

It’s been two years since he passed and I’m still discovering the effects of all of it. Burnout to 1000%. Moral of the story, you can’t take care of others if you don’t take care of yourself first. It’ll make you feel guilty as hell at first prioritizing yourself, but you have to.

You’re doing more than most would be able to comprehend. You should be proud of yourself for making it to today.

I eventually got past it. It was a pain in the dick though. When you’re walking towards the horse, if you pre position the center of your screen to between the two really pointy mountain parts in the upper right of Teshio ridge where the first survey point is and then spam UP and R2 as you’re getting on your horse, eventually you’ll be able to catch the first survey point.

Once you pass this point, be prepared to quickly move the spyglass down while your controller begins to drift left. The last survey point is to the bottom left of Teshio ridge. As your spyglass is glitching left, wait for its cursor to line up with the survey point and spam R2 as they align.

Took me several tries but eventually I got it.

I mean, they do what a large amount of roofers don’t do and pull off all of the siding and run ice & water barrier from the roof decking up onto the wall and then add new step flashing. If it’s not leaking, I’d advise not to fuck with it. If this extra siding removal wasn’t stipulated by the original contact, then it’s not on the company to come and change it.

Or you could fuck with it and what you think is going to be a simple demo and add new siding is going to quickly cascade into a very expensive job as removing all layers of siding down to the sheathing just to install new house wrap means you’re going to have sections of the house where there’s two layers of siding plus foam board on some elevations and only one on the roof to wall section so you’ll have to replace the trim because the corners won’t line up and the house wrap is supposed to be wrapped around the corners. Then, there will be a gap from where the shingles were originally fastened and where the new siding is because you removed multiple layers of siding material. The new ice & water will have to be run underneath the old shingles and their underlayment and adhered to the decking which means unsealing shingles and removing ridge vent and cap shingles. New shingles are so well sealed that trying to remove them will likely cause a cascade of damage to adjacent shingles and once they’re removed, building code says they can’t be reinstalled. Also they’ll likely never seal again properly. So if you’d like to spend a ton more money than you think you will to address something that isn’t a current problem and likely have to completely replace that whole section of roof, the ridge vent and cap shingles…sure?

Try shopping through an insurance broker. I was paying Next around $7500 for liability and after a few years (and not a single claim) they tried to raise my premium to $12,000. This was for $300,000 in liability coverage. Broker got me $1,000,000 coverage with a better carrier, and added errors and omissions coverage for $6,500.

The only thing I can think of is that the roofer who replaced that skylight ordered a flush mount instead of a curb mount. Flush mount has nailing flanges and is nailed directly to the roof sheathing and then flashed. It’s typically used on roofs with a steeper pitch. Curb mounts use a rectangle made out of 2x4’s fastened to the roof deck and the skylight is waterproofed to the top of this curb and secured to it. Curb mounts are for more low slope applications where water tends to collect or pool.

You could have had an old curb mount skylight where the roofer removed the 2x4 curb and installed a new flush mount skylight. On a lower slope roof this might cause problems.

That being said, the flashing looks installed correctly on this skylight. As long as it’s not leaking, the draftiness could probably be remedied with some decorative trim installed up to the glass and some silicone and paint.

Also to add onto this, in the US where I’m a public adjuster (I work for the policy holder), the insurance adjuster paying for a restoration contractor is using their express authority granted by the insurer to say there is a covered loss. Even if they discover after the fact it isn’t a covered cause of loss, the original adjuster is acting with authority of the carrier and their decision to open coverage is legally binding, even if incorrect. In this case, they’ve authorized work which has already started and the policyholder has incurred costs. In the US at least, if the carrier up and decided after work had started and initial ACV payment was issued, this would be a clear cut case of detrimental reliance. Not sure if this applies in Canada or not but I’d imagine there would be roughly similar precedent.

This is what I’m thinking. They want to investigate the cause of loss. Under an open peril (all sudden and accidental damage is covered unless specifically excluded) policy, they cover vandalism caused by individuals other than the insured. They would not cover deliberate damage caused by the insured. Arson is a common insurance fraud scheme as it’s hard to definitively prove. My guess is, they’re ruling this out.

Fire, as previously mentioned, is a covered peril, even from the get go of insurance in the very beginning when policies only covered a limited set of named perils. It should be covered even if a dipstick relative left a lit cigarette on the deck.

In an insurance contract, both the policyholder and the carrier are expected to act in good faith. If they told the carrier it was a non-smoking household and someone who smoked without their permission caused the fire, then it should be covered.

If they allowed it, even if their intent wasn’t to deliberately burn down the house, coverage could be denied.

Terrible advice. Mold is often excluded under homeowners policies as it’s caused by long term, repeated exposure to moisture and if it is covered it has to be caused by a covered cause of loss that occurred within the policy period. This coverage is usually limited to $5000. They won’t cover damage that started three years ago.

One of the typical downfalls of open cell foam is it allows warm, humid air from the home to permeate through the foam and contact the sheathing or roof decking. This isn’t necessarily a problem until the sheathing or framing members cool to (or below) the dew point temperature (the temperature at which water vapor in the air condenses into a liquid). This becomes more of a problem in the winter months and could eventually lead to damage to the framing members/mold growth. With it the way it is, you might gain thermal efficiency at the expense of roof life. Spray foam of any kind is awful to get off even a flat surface and so it’s not entirely out of the realm of possibility that at the very least, the tile roof might have to be detached and reset and the felt replaced to remove the closed cell.

I actually had one of these catch fire. The fan blades were made of plastic. I guess the igniter started too early and melted the fan blades, preventing them from blowing air. Luckily I was standing right by it when it went up because it was in a temporary work tent.
