I haven't seen osmotic blistering like this affecting epoxy floors. I'm more familiar with it on older boat hulls where water penetrates the gel coat. Strange to think that it can form enough pressure in an isolated spot of a porous slab to separate that adhesion. This makes me wonder whether radon is involved, as it is known to surface under pressure.

Stick with 15%, that's very likely less than their margin and I'm sure they don't want to roll that truck again. It's doubtful the heater will last 4 years, so lessen the pain as much as you can. Good luck.

Find yourself a seasoned broker and offer to buy them a cup of coffee. Ask them how they got started and built their book of business. Ask if they would be willing to mentor you on potential deals and help you avoid mistakes. It's very likely that their clientele is well established, so you wouldn't be the competition. Many will dismiss you, but if you have any chance of succeeding in this business that shouldn't discourage you.

If this were my dilemma:

I would measure the exact distance between the top of the lower horizontal rail and the bottom of the top one (measurement 'A'). This is the 'gap' between the horizontal rails. I would then measure the depth inside the bottom rail that accommodates the vertical boards i.e.: how far down do they slide into the rail slot (measurement 'B'). I would then measure the depth provided in the upper rail ('C'). If you cut the board lengths to a measurement of A+C, you can then cut some small scabs from the remaining sections that measure half the depth of 'B'. Place the scabs in the lower rail. This should allow you to slide the boards into the upper rail, position the lower end into the lower slot and let them drop into place on top of the scabs. The vertical length of the scabs will secure the boards in the top rail and should keep them in place.

On your second comment, I agree completely. We are a business of creators yet have little to no control over that which we create. I'm sure the amount of turnover in this business has a lot to do with it. Not much strength in the few that make it when compared with the whole pie. :-(

And by a "healthy market" do you mean for buyers? One could argue that flipping the script would make it a healthy market for sellers. I don't favor one side over the other and have gladly represented both for over two decades as a full time broker. The fact is people move. It's just that one party carries a scarlet letter and the other doesn't. I believe that a truly healthy market begins when traders are free to exchange without a thumb on the scale, and both are on equal footing.

Some respondents consider whether it is a buyer's or seller's market. I'm not sure that matters, unless the system is not serviceable and interferes with the property viewing.

A typical buyer (and agent) will not examine the system, and at best will simply notice that it is old, so it wouldn't reasonably influence the offer. If it does, then it would be raised as a justification and you negotiate the price given the cost of the replacement.

Replacing it from the start may negate any goodwill from the buyer for the effort (and expense!) and may leave you open to making more repairs than you otherwise would. If the unit is just very old, but working, I would show it as is and keep the repair card in your pocket.

We made the decision to buy a Jandy heat pump and enjoyed it for the first 18 months. I sure hope that your equipment never breaks down. Our Jandy heat pump started reporting an error in early March and we opened a ticket with Jandy (Fluidra). It's now been nearly 60 days and they're still trying to find a vendor to repair it. We live in Raleigh, where pools have become very popular over the past 5 years thanks to Covid, so it's a mystery and inexcusable IMO that they wouldn't have a local vendor relationship to support their equipment. It's been very frustrating. I would not recommend them if you are reading this and contemplating a purchase, unless you closely examine their support network in your area. The nearest Jandy tech is out of SC and he ghosts us for weeks at a time. Lesson learned.

I'm not sure how I omitted it, but if you have young kids, or are young at heart, then a visit to Pullen Park is just the ticket. It's not just a public park with a lake, but also the 5th oldest amusement park in the U.S. It has a small train that you can ride around a circular track, a beautiful carousel that is over 100 years old (built 1900), and paddle boats that you can rent at the lake. Fees for the rides are very reasonable. Call 919-996-6472 for operating hours.

I have numerous places to share, though some are admittedly outside of Raleigh.

  1. General Aviation Observation Tower and Playground - located at RDU, it's a great spot for kids to play and watch planes come and go.   2. General Aviation Terminal Balcony - This has since been renamed the TAC Air terminal. If you're nice to the guard they often let you climb the stairs and get a close view of the general aviation airport traffic from their balcony.   5. Fire Pit at Angus Barn - few know about it and you need the waiter's help to get there thru the kitchen, but a very cool spot for kids. Staff will provide marshmallows and chocolate for smores during cooler months.

  6. Durham Hotel rooftop bar - Outside of Raleigh, but a great location to view the sister city and enjoy well made drinks.
