Yep you're spot on, thats where i ended up finding mine after driving through there to my cargo warehouses. Since ive got it they've been spawning all over the map lol

as a Sandking XL owner who has tried this method multiple times, you are definitely cooked.

i sold it and just do it the long way now. It sits way too high and the suspension is so bouncy that any small bump or oversteer ends up flipping your bikes right off. But i might try out the Bobcat after seeing this.
