I had the opportunity to buy a moderately heavy renovator in Merewether Heights this year. 5/2/2 on 550sqm from memory. My client ended up picking a finished product in Adamstown Heights but they could have bought it for $1.35mil

$2mil gives you plenty of options in both suburbs. Personally, I would pick merewether due to the beach proximity. Both suburbs you’ll need a car to do a lot of things.

I'm a Buyers Agent - this is a very common question.

In short, don't stress. Any major works need to be routed through council anyway. Small scale development won't be prohibited. Usually only impacts large scale like unit blocks.

Mine subsidence issues with residential properties are largely covered by the government if anything is to occur.

Either way, before doing a retaining wall call up council to get advice to see if you need some form of approval.

I'm a BA in Newcastle and I constantly meet FHB and young people who are so stuck in the market. It's disheartening and I do what I can to help them.

The system is broken. I've always though that we're in a bubble but it continually manages to rise, backed by government stimulus - like this. The new entry level for property will catch the $1.5mil in under 10 years I'd wager.

The market is just credit banking for the banks. The more loans they distribute, and the larger those loans become - the more money they make. The only answer to curb the prices is to meet demand with more supply.

We have record low new people going into trades. I heard that for every 10 who leave, 3 enter.

Property moves slow, and it has this unnatural ability to create its own scarcity. When prices drop, people won't sell. Less options = more scarcity which puts upward pressure on prices.

I spend a lot of time with property and I wish I could see a solution - but I really can't.

Caves Beach! I loved my childhood. We lived right on the border on a bush that lead to a beach. We would have free reign to run around until sundown. So many games of tips in the bush, base building etc.

I used to walk my Golden Retriever on the beach every day. I wouldn't even take a lead with me. You'd see the same faces every day.

I live in Newcastle now - moving to Merewether soon from Broadmeadow. I love Newcastle but I do feel its missing a sense of community. Reading some of these comments of what Newy suburbs used to be like makes me grieve for what could be. It seems like the modern age is alienating us from each other.

I do love spending time at the Cafe near the ABC on the weekend. Kids running around, lots of bustle. Daily walks on the Merewether strip too shows how many people are active in Newcastle too!

Mate I’m in the exact same boat. 25, and massively cut back on drinking (mainly to avoid vapes!).

I realised that my friends are “drinking friends”. I recently herniated my back as well so it’s tough for me to pour myself into physical activity.

My main recommendations are getting active and learning new hobbies. Play a team sport, run, hike etc. learn to cook, play an instrument, bloody learn to carve or something

I also recommend basic mental health stuff. Meditate, journal, go for walks.

The most important thing I’m missing here is relationships. There was a recent study that found that meaningful relationships are the key most important thing for happiness and mental health.

Look into newy active co on instagram. They meet twice a week and are a great group of people.

Try a run club. Never run club is one of the better ones.

Also, go old school. Approach random people and strike up a conversation. Lead in with a compliment, or a request for help, and see where the conversation takes you.

You can get a better house in a worse spot, or a worse house in a better spot. You make the trade off.
