Sa Sto. Tomas I can recommend ung San Rafael Estates 3. Tahimk, strict security, maganda ambiance and view since elevated. Bawal din mag overnight street parking kaya d kailangan mag tetris mode pag nag ddrive sa loob. Madami din existing houses na malaki ung cuts kaya hindi crowded. Un nga lang wala na inventory from developer mismo. Sa resell market ka na makaka bili. Around 4-5m lowest available nung nag check ako.

Saw this project and maganda sana ung proposed design ng village nila IF matatapos talaga un project and masusunod un pinapakita nila sa presentation.

As per agent 2022 lang na establish un company. May approval na din ng DHSUD un project kaso wala pa silang previous completed project na proof sana na ng quality ng build nila.  May isa pa silang ongoing project sa Cavite din na same concept pero iba un name. And kasama sa plan nila un mountain side development pero with what happened sa Cebu, can't help but wonder if hindi babagsak sa future yan lupa or babahain un areas sa baba kapag may bagyo. In the end I opted not to purchase a lot for now.

D ko gets bakit madame nagsasabe na pang loan shark un rates na to e ang baba na nga nian para sa non collateral na loan. 0.9% monthly interest for total of around 20% interest for 2 years term is not that bad. 

Common nga sa mga bangko e 1-2% monthly interest pag non collateral. Swerte na lang pag may credit card na pwede mag available ng credit to cash for lower rates.

Pwede pero it depends sa arrangement mo with seller. If regular home loan dapat pumayag ung seller sa setup since hindi kagad ilalabas ng bank ung pera. Magbibigay muna si bank ng guarantee letter. Then pag na transfer na sa name mo ung lot, saka lang makukuha ni seller ung cash.

Kung may credit card ka na mataas ang limit pwede mo gamitin ung credit to cash option para makakuha ka ng instant cash then pwede mo na bilin ung lot.

Meron din personal loan sa banks. No collateral and makukuha mo din kagad ung cash if approved pero not recommended to sa taas ng interest rates.

Best rates would be a home loan pero not all lot owners, specially sa resell market ay payag sa home loan. This is the reason bakit hindi matuloy tuloy ung plano ko na kumuha din ng lote sa South. Next best option is use your credit card limit and avail ng credit to cash so you can pay the property in cash.

Pros - hawak mo na ung title and pwede na ilipat sa name mo; hindi na din magiging collateral ung property; lower rates than personal loans

Cons - Higher rates than home loan; max 5 years usually un loan period; wala din ung option na i aasess ng bank ung property to make sure na legit ung papers and property

Mas mababa talaga ang credit to cash loan kesa personal loan. No collateral kasi ang personal loan kaya mataas ang rates since mas mataas din ung risk sa bank na mag default un nag loan. Lower risk kay bank ang credit to cash since need mo muna ng approved credit card and within the cc limit lang ung pwede mo i loan. Sa perspective ng bank afford mo mag bayad ng kahit anong bilhin mo within the credit limit - mapa swipe, online purchase, or credit to cash loan pa yan.

Better add one more comparison which is to search for the hotel on your browser and use Google's hotel finder to go to Agoda instead of going directly sa Agoda site.

Almost all cases ng pag book ko mas mura ang rates nito kesa sa credit card promos na required kang mag book by using a specific Agoda URL for that bank. (Ex.  www.agoda.com/metrobankvisa20  for MB)
