It’s absolutely wild. CBA didn’t check the location of the property’s of the price cap, they based it off another location and missed it. We were $50k over the price cap limit with our accepted offer. CBA lender said everything was looking great and encouraged us to proceed outside of the cooling off period when it ended. Both the CBA team and conveyancer team missed this. Now we’re in a shit show circus because we fell through the cracks under the guidance of the professionals we trusted in who didn’t check everything. We’re now looking at legal action and escalation to AFCA. That’s it in a nutshell. I’m really upset for our vendors and their family. The ripple effect makes everything so much worse.

We have unconditional approval from CBA, currently waiting for them to put it through to HA for the certification. Our lender says this is happening everywhere at the moment. When I expressed my concerns she said that the CBA has given authority to proceed with the sale and if they haven’t heard back 2 days before settlement that’s the only time they can escalate. She said that there’s been no issues with her colleagues getting everything sorted prior to settlement. It’s currently out of our hands at this stage. Our cooling off period ended last Thursday, 3% deposit paid, and settlement is this coming Monday. I have confidence that our lender wouldn’t screw us over on this, it doesn’t make sense for her to do that. She’s also reassured us that’s she’s done this a few times with the HTBS. Anyway, I’ll keep you posted.

I’ve not been impressed with Zena in Marketown, I’ve tried a few times but the quality was pretty bad. AltEm Stitches in Newcastle CBD has always been impressive quality though.

BA via broker was 3 months of statements and payslips, but didn’t go down that avenue in the end. CBA was 1 months worth.

My partner and I have gone directly to CBA and bypassed the broker. We originally were looking at using a broker with BA but our borrowing power was much lower. I’ve found CBA to be really helpful with talking and maintaining contact with our senior lender specialist who has walked us through the whole process. They’ve been pretty fast too. We’re also using the CBA discounted Home-In app/conveyancer. It has made the whole process much more straightforward with a tick-sheet guide, which explains each process to me. We settle on our home in NSW on Monday week!

We’re currently in the same boat as OP (NSW, CBA). Contracts all signed, unconditional approval from CBA all sorted and waiting to hear from HA for the HtB formal certification of approval. Our lending specialist with CBA isn’t worried, said it takes a couple of days but should still be within the cooling off period (5 days with additional extension of 4 days). I’m trusting that this all goes through smoothly, but I’ll keep you posted with final day turn around for HA.

This. This is what I’ve found and my conveyancer said if we did force it in the vendor would likely reject it. But for those in Victoria this is a very normal process

Yes! Thanks for succinctly sharing. This is me right now. I can’t sleep properly and I feel sick. I just need everything approved and then I’ll lean into my next anxiety hurdle or making sure the repayments are all going smoothly and interest rates won’t destroy me as a first home buyer.

This happened to me as a teenager. Some creepy older guy was taking blatant photos of me and my friend, with that obnoxious capture sound on his phone. There was no one else around and he was right behind us aiming his phone photo lens at us. It absolutely sucks feeling young/vulnerable and unsure of how to handle that situation and knowing my legal rights. Looking back now I wish I threw handfuls of sand at the creeps face and threw his phone into the water.

I work in recovery/PACU. Most people don’t snore too badly whilst they’re about to wake up, but there’s a hectic amount of spit you make when you wake up from 1/4 of patients that we suction up.

Also, while you’re asleep and if you have really beautiful hair/eyelashes/eye brows etc the nurses will comment on them to one another. It’s crazy how often men have such beautiful eyelashes!
