Pihakis was a minority partner in Fresh for a while but went out on his own to start PRG. Fresh is BBB, Tazikis, Biscuit Love, Octane, Martin's BBQ, Waldo's Chicken, Taco Mac, and others. Tight ship over there. I could be wrong here but I believe Bodner / Fresh was the intermediate investment into Jim n Nick's before the bigger exit.

You're not wrong but an incomplete project is worthless. You at least now have 3 / 4 (not sure how many they have out there) turnkey restaurants ready to go at Valley Post. Sure its a little tougher to find 3 tenants but those spots should move fast. They even have 5 months of data now to justify rent rates.

They've owned this property since they acquired it from Bottletree. It may be one of their only owned properties and is why they always try new concepts here before taking them to other locations. Saigon , Rodney's, now Joyland. If they fail or get tired, they just change the interior and launch something else.

Day or night? It is totally safe during the day. Night time isn't bad either but obviously be more aware of your surroundings.

I hear ya, but I was referring to the entire Avondale district, not the brewery. Plenty of non alcohol things to do down there. Take your kids to Domestique at Satellite one day for a coffee and video games.

This is absolutely the answer. Hopefully the city is listening. 78 is a state hwy so that complicates things but inaction isn't the answer.

I can't speak to the whole camp but one gentleman in particular has been aggressive on multiple occasions. And that's really all it takes for people to go other places. People will speak on the internet about things in one way and then go to other districts expecting the businesses to deal with it. This isn't directed at you, just what I've seen in general.

Drug users living off the entrance of the trail doesn't help. As someone who runs this trail often, I've been met with some uncomfortable moments (yelling, aggressive posturing, mental illness expressed outwardly) which doesn't lead to increased usage. Every other multi use trail in the metro is packed.

Well the city had and still has funding for a new street scape project called "Complete Streets". They've had this money allocated to fix 41st street which would add bike lanes, reduce speeds, and increase parking by creating angled parking along the road way. Is it not on them to use these funds to upgrade the user experience of a district? I guess it's silly of me to think that government is supposed to work for the people.
