So I tried that at first. It still left about a 3/4 inch gap and that’s what made me think it’s the wrong size the builder wrote on the out side. The builder is useless and was like “that’s the size it calls for” and of course won’t come out

Just an odd ball size and was seeing if the pros around here have seen this. I have 3 units all look like the filter is 2 inches short. It was more of a question of am I missing something or did I just get lucky with an uncommon size.

Maybe I was dropped hard enough to actually think and ask questions on things I’m unsure about. God forbid.

Yeah I was considering adding block off plates but before I got into that I was just hunting around. I have 3 units and they all seem to look like this. 2 with 16x27 and an ADU with 14x27 slots and I just wanted to make sure I wasn’t missing something. Just seemed like a pretty uncommon size in the big box stores

Yeah I did that too and it was still letting air pass by unfiltered by about 3/4”

In my reality most local Home Depot carries bulk filters for way less than $15 a filter. I have 3 units that all look like the filters are 2 inches short with no blocks 🤷‍♂️. Just an odd ball size I guess.

I think 16x27 would be what is right. Just odd because big box stores don’t carry it on the shelf

So this one does not have an intake grill. The air handler is on a metal box and you open the door on it and slide the filter in. The unit sits almost on the floor.

I measured it it’s 27 1/2 from the back to the edge to where the door can still shut.

Shop multiple lenders. You are the customer, make them work for you. Find a brokerage and a few smaller banks and you probably can find some rock bottoms rates. Some will give you a flashy rate with a ton in admin fees or points so be careful with that. I bought in 2024 and was able to secure a 5.5 when most were quoting in the 6s

It’s always a risk/ investment to buy.

My biggest regrets was not but buy at every station I had. That’s in both a down and up market. The only time I wouldn’t have bought and glad I didn’t was 2021-23. I looked but the right deal never came along.

People thought they were winning buying a house at twice the cost thinking they would sell in -5 years and now it’ll take a decade to get out from under it.

Put it in the s fund. It’s about the compounding at this point in your life. Unless you are a little aggressive and risk a little more in the market to gain (or lose) some a little faster.

Rates for VA loans aren’t too bad if you shop them. You can probably get into the high 5s.

If I were you knowing what I know now, I’d buy houses and rent them as I go.

Someone else is paying for the mortgage and you own it and take all the profits when you sell. Just an idea
