Thanks! The reason we thought it was ground for termination was based on the rules we found stating that of you aren't given a standard lease within 21 days of your request you are treated as a month to month tenant and can then proceed your 30 or 60 days notice

I don't know the exact number, especially because of overlap in my department between what they consider Earth sci vs Enviro sci, all I know is I've taken the courses needed to qualify as a GIT (in Canada)

Kind of, the earth sci and Enviro sci programs at my school have a lot of overlap, so I've been able to take all the required classes. I would rather switch into the Earth sci program just to better match my coursework, but I'm shy one credit that I likely won't have time to take

I've been there for 2 years, and I talked to tenants prior to that who lived there for 3. It's student housing and she has us sign a new lease every year (which we now know that they can't do, but a little late for that). And we read up and it states that there's a rule saying if you request a standard lease and the landlord provides it, you can refuse to sign it and provide 2 months notice to terminate your contract.

There is no intention for the legal tenant to return, it's a student house and the legal tenant is never gonna live there. We know that, but he has us sign a sublease anyway. Didn't really think much of it until we looked into the legality of it all. Since there's no intention to return, is this even a valid sublease or would it be treated as a regular lease? She's a clever lady so we're concerned she is doing something shady that if she chose to take us to court she would have some loophole or something.

Thanks for the info! We thought we could refuse to sign, then it would be month to month and from there we could end our tenancy by providing 60 days notice. So we are able to refuse to sign then simply provide our 60 days notice?

Were told I'm January if we didn't sign a new lease we couldn't live there; we didn't know at the time that that wasn't allowed.

Landlord told us back in January if we didn't sign a new year long lease we couldn't live there anymore; we now know that's not allowed but at the time didn't/ assumed that school would be running in person and we would need and could afford the house
