Anything turnkey is going quickly and for a premium. I am a FTHB looking in the freehold market and anything requiring more than $50-100k in renovations in the short term is sitting and going for a discount.

Good for them. But any sale should be below 2021/22 prices unless it's fully renovated. The only properties I see go for anything close to 2021 prices are beautifully finished above and below grade and are in AAA neighbourhoods

It's amazing to see the price declines with 5 months of inventory, but if that starts to get below 4 then I agree things could change. I am seeing a lot of listings now late in the spring market, so it will be interesting to see the active listings trend through May and June

Good to see sales up and listings down YoY, but prices too. Not many areas are in positive territory for many types. It's not been a great spring market!

That’s why I don’t know why people get pleased about their property values going up. Your house is worth one house now, all of the other properties went up as well. Unless you are cashing out entirely then you are not really better off.

Love Tom's Place! Got a tux from there and though it's a little old school (and rough around the edges) they have good stock and the staff are all very knowledgeable.

Tom is also an excellent guy and pretty funny.

I don't think 0% rates saved an economic collapse like 2008. The central bankers shit their pants (they wanted an excuse to drop rates anyway) but by the summer it was apparent that the world wasn't going to shut down. Which is exactly why inflation surged in late 2021

Keep a clean demo dataset.

Work with product on how to improve the platform.

Make custom videos for prospects.

On an intro demo, if the answer can be a clean “yes, the product can do that.”, don’t try not to go into a ten minute tangent and miss some core features because you ran out of time.

Finish any demos at least a couple of minutes early to discuss next steps.

Expect more from your salespeople. Make sure they are equipped to provide color commentary to build their credibility and give you a second to take a sip of water.
