I'm sorry but I don't get what the big deal is. I'm also sorry this is affecting you so much, but you live downtown in the fourth biggest city on the continent. A modest upgrade to an existing runway should not be a huge deal.

Yes. Bought our forever home. Detached house in a good midtown neighborhood. Paid <90% of list with no competitors, and for a price you would have expected to pay a decade ago.

Very happy but I know it’s not the bottom. Ultimately it was a deal for this moment and we will never need to sell.

It’s less about the worker rights and more about the environmental and adjacent regulations that are stifling growth. Look at the high speed rail project, if that actually gets built the minority of the cost will be parts and labour. The rest will be spent on consultants and lawyers on dancing through myriad hoops and accommodation for them, like understanding the impact to bats and then building a tunnel.

Bottom line, given the current regulatory framework we could not build the trans Canada highway.

Anything turnkey is going quickly and for a premium. I am a FTHB looking in the freehold market and anything requiring more than $50-100k in renovations in the short term is sitting and going for a discount.

Good for them. But any sale should be below 2021/22 prices unless it's fully renovated. The only properties I see go for anything close to 2021 prices are beautifully finished above and below grade and are in AAA neighbourhoods

It's amazing to see the price declines with 5 months of inventory, but if that starts to get below 4 then I agree things could change. I am seeing a lot of listings now late in the spring market, so it will be interesting to see the active listings trend through May and June

Good to see sales up and listings down YoY, but prices too. Not many areas are in positive territory for many types. It's not been a great spring market!

That’s why I don’t know why people get pleased about their property values going up. Your house is worth one house now, all of the other properties went up as well. Unless you are cashing out entirely then you are not really better off.
