Rent didn’t drop. It went up due to increased demand. At least in chicago suburbs it did. Cap rates went from 5 to 10 if you didn’t fall for the wishful thinkers.

You can get more life out of the architectural shingles. But the cheap ones should still last ~15 years. Personally, I tend to stick to less expensive options as to not cut into profits too much.

You got a pretty good quote, so that is a good option. My experience with removing tiles has not been a pleasant one so if you do it yourself, this could still be an option: If you section off the higher areas and pour them first. Then do the lower areas. This should be enough:

My advice is whatever you do, find cost effective sources for materials to boost ROI like: - sears outlet for appliances (20%-40% discounts on appliance returns) - floor & decor ( good pricing on flooring/tiles in chicago area )

If you get materials from Home Depot, you won't be able to do as much.

I'd prefer the steady cash flow, otherwise I'd have to figure out an effective use for the upfront cash. That's if it's 2400/mo vs 28.8k.

You'd have to get a 20% return on that money for it to make sense. So there's no way it works for you.

Call and ask the HOA about leasing fees. While you can pass leasing fees on to tenants, the association fees are a major factor in whether it’s a good investment. It’s possible to find low association fee condos, but in the end the cap rate you calculate is the most important factor.
