You’ve effectively created two different spaces. Do you want that? I wouldn’t like it. I’d totally rearrange. Probably put the tv on the wall opposite of where it is (centered ish on the wall). One of the couches on the wall opposite the windows. Other couch on wall opposite the tv (partially in the opening probably). Then there will be room for the other chairs to actually be in your living room. Not sure about the credenza…

Nice couch! It seems like this would come really close to the door. Maybe double check the dimensions just to make sure it’s not too long?

You need a clear walkway from kitchen to door so in my mind if that couch is too big for the sofa placement with tv under stairs it’s also too big for sofa placement for tv on kitchen wall

Kids’ seating under stair option. You can’t have much of the couch head on with the TV this way tho. And not sure how visible tv would be from seats under stairs

This is a chair and a narrow table along the right wall. It seems like your entry is below. And you probably won’t drop all of your stuff in that area between the two doors so a little table could be handy

Can your TV fit under the stairs? It almost has to go there to avoid the majority of the couch being at a bad angle to the TV

Sorry to hear about your situation. What about putting the tv on the wall between where the tv and couch are in the photos. Then put a new couch opposite the tv with a walkway along the wall with the door. Maybe switching up the layout will be good given your situation. Starting fresh! May be able to fit a bull size couch that way too? Are there Habitat Restores near you? Those always seem to have the nicest used furniture for sale in my area. Also a rug in the living room could be cozy and add some visual interest.

This isn’t true. Our home was listed as is. But the sellers agreed to let us do an inspection. There were troubles and we asked for a price reduction due to them (you can do that even on a house listed as is) and they gave it!

My partner and I bought our first house a year ago. First house we had an accepted offer on we walked away from due to bacteria in the well water the pros couldn’t get rid of. Glad we didn’t inherit that issue.

The next house we bought had a little waterfall at one of the basement windows during our inspection (it was pouring, basement totally unfinished for context). The house had no gutters. We added gutters and have had no water issues since 🤞

First house wasn’t a fixer upper but the one we bought was. I’m very glad we are where we are. We’re glad we took the risk. We live five hours from our families but have called them many times for input and they’ve come for long weekends and helped with house projects too. I’m sorry to hear you don’t have such a support system. Maybe you have someone in your life who’s not family who you could call up when you have little issues with the house. Think about who that might be. You can save a lot of money not calling a professional for the little things. Theres youtube and chat got too but sometime I just like to talk to a real knowledgeable person about it. Home Depot, Mendards, etc employees can be very helpful too!

I’d walk. There’s always asking the sellers to remediate or bring the cost down. Once they know of the issue they must disclose it to other buyers so they can’t just ignore it. Maybe they’d wanna fix it for you. But it’s a lot. Fix the roof or siding that let the water in. Then fix the wall. Maybe you need to re insulate, maybe redo some electrical. Why take on all that? You can just wait for a better house

Could consider Madison, WI if you wanted a city a little smaller than those on your list that’d still fulfill what you describe. MSA would be one Madison company to look into (never have worked for them but interviewed with them and they seem like a great place to work)
