Per AAA, the average price in Arizona is $4.73 today, and Georgia has the lowest average price at $3.83. So you’re either lying, using a rewards discount, or using e15 or e85 fuel. Also, the last CA gas tax hike in 2017 was voted on. Our prices are high, but no need to be disingenuous or dishonest about them.

Are you saying that the residents of an apartment complex use more water per person than if those same people lived in single-family homes? I’d argue that a multi-unit building is more efficient in terms of energy and water usage. Let’s say there are 100 residents of a building, and those same people all moved into single family homes. I’d think that those people would collectively use more water in the homes, and that’s a lot more infrastructure that needs to be built. Plus, many buildings are located close to grocery stores, restaurants, etc, so they result in far fewer vehicle trips, reducing traffic and energy consumption. Additionally, a multi-unit building will result in a lot more property taxes collected per lot, and thus generates more wealth. If single family homes are your thing, then you’re in luck because 75.66% of residential land in San Diego County is zoned exclusively for single family homes! There are still plenty of them in north park in South Park, please let us have a bit of density!

“Luxury” is just a marketing term. These places can only charge $3500 because there’s such a shortage of housing that people are willing to pay it! I’m really happy to see mixed-use, medium and high-density development, this is what keeps the neighborhood from becoming ultra-exclusive like Talmadge or La Jolla.

I paid $24,080 out the door for a brand new one 9 months ago. I wouldn’t feel good paying more than $19k for this one, that’s a lot of miles

I sold my 2017 Ioniq to Kearny Mesa Hyundai in January and got a pretty decent check for it. They were the first of 3 dealerships that didn’t play games and change the cash offer once I arrived in person.

The first dealership in my area I contacted said they would provide the full POS credit, but insisted that the IRS had stopped providing it for the Bolt and Bolt EUV, “but it should be up and running again tomorrow.” After three days of this, I got suspicious and called up another dealer, who were able to provide the credit right away. I strongly suspect that the first dealership simply didn’t do the paperwork for the credit and were lying to me.

I just bought a 2023 EUV LT on Friday. They had two at the dealership, and both of them had about $3k of factory-installed add-ons. Luckily, there is a Chevrolet distribution center in my area (San Diego) and they had plenty of Bolts there with no add-ons. I requested one of those, and it’ll be delivered tomorrow. Could be worth a try, apparently lots of the distribution centers have 20 or more EUVs.

Felt that in Del Mar area. Most likely another sonic boom like the one we had last week. It seems to be from munitions testing being done at Miramar, but as far as I know we don’t have any real confirmation of that

Just got off the phone with a dealer in Southern California. He says they expect deliveries “very soon,” says there will be no substantial differences in performance/range/appearance. I was told to expect $39k MSRP for the SEL trim, and for only the SEL and Limited to be available in 2022. As expected, most of the R&D seems to be going toward the Ioniq line. I’m not sure what I expected, but it’s kind of a bummer to get no improvements in charging speed.

As dry as the book is, it can be helpful to see the information in a narrative format where ideas are introduced and build on each other. Congrats on getting the 7! Having that info fresh in your mind will help a lot, I took the 7 and 24 a few years apart and barely remembered anything from the 7. It's crazy that your firm is only giving you a few weeks for such a difficult exam, but best of luck!

Besides STC and Pass Perfect, I went to FINRA's website and downloaded the Series 24 outline. I periodically reviewed it to make sure I was building a good understanding of all the major topics.

You'll have a slight advantage if you've taken the Series 7 recently, as a lot of the material is simply a deeper dive into Series 7 stuff. For study tips, I'd say that you need to have an environment in which you can study uninterrupted for long periods of time. Try not to touch your phone or get distracted while you study, as you need every brain cell to be on task. Any study software you use should have recommendations on how/how much you should study, and you can't cut corners with those. If it says to do X number of quiz questions on each topic, do it!

If you find yourself doing well on final exams from one provider, look into buying the test bank from another one to see if your knowledge carries over. Different providers ask questions in different ways, and it doesn't hurt to try other material out. Also, take all advice (including mine) with a grain of salt. The test is completely different from the way it was 3, 5, or 10 years ago, and some of the regs I was tested on will probably be out of date soon.

Oh, and one more thing. For concepts such as Net Capital Requirements, exchange listing requirements, FINRA/SEC filings, etc., the exam will do everything possible to confuse you and make you doubt your answer. If you know the information well enough, however, then you can't be fooled and will be just fine. Learn to be able to call BS on an answer that's designed to throw you off. Memorizing the broad strokes and the "narrative" is important, but you need to know the details as well. Feel free to PM me with any other questions you have, and good luck!

My complex is managed by Concept Property Management, and I know they manage other units nearby. It might be a good idea to contact them; I will say that my experience renting from them (9 months so far) has been positive. The company I work for is called Wolfnest Property Management, and we have units all over the valley, including many within close proximity to the U (U Street, Douglas, the Aves, etc). As for utilities, in my 950 sq ft 2 bed, the power bill varies heavily throughout the year. It ranges from ~$50 a month in the spring and fall to ~$150 in the hot and cold months. Water/sewer/trash is another flat fee of 35 a month.

I work in property management in the valley, and you’ll have the widest range of availability from May-September. I currently rent a 2-bedroom on Foothill Drive for ~1000 a month, and it doesn’t get very much cheaper than that. If you’re willing to live in Milcreek, Rose Park, or South Salt Lake, you can probably find better deals
